KNOW ALL MEN BY THESE PRESENTS:

consideration of the sum of en and NO/ 100 Dollars ($10.00) and other good and valuable
consideration in hand paid by Grantee herein, the receipt and sufficiency of which is
herebv acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the City of South lake, Grantee herein, of Tarrant
County, Texas, a permanent and perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating and operating utilities in, into, upon,
over,:1cross and under that land in Tarrant County, Texas, described as follows, TO-WIT:
Being a permanent utility easement and temporary
construction easement described as follows:
See attached Exhibit A for graphic depiction
See attached Exhibit B for metes and bounds description,
together with the right of ingress and egress as necessary for
such purposes.
TO HAVE AND TO HOLD the above-described easement, together with all and singular, the
rights and appurtenances thereto in anywise belonging unto the said Grantee, its
successors and assigns forever: and Grantor does hereby certify that Grantor is the owner
of the property described herein and bind ourselves, our heirs and assigns, to warrant and
to forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any part
thereo':
5y its occeptance of this Easement, Grantee agrees that Grantor and all subsequent
owners of Grantor's property shall have the right to "tap" into any sanitary sewer line
installed by Grantee within the above-described easement, upon payment of any tap or
impact fees which are required according to the land development policies of the City
of SoLthlake.
Grantor and its successors-in-title shall have the right to use the surface of the land subject
to the easement for the installation of ingress-egress drives, landscaped areas and other
uses (exclusive of construction of any buildings) which do not unreasonably interfere with
the use of the easement for the installation of utilities.
