Call to Order: Chair Medici called the Regular Session to order at 6:30 P.M. 2. Executive Session: No Executive Session was held. 3. Approval of the Minutes: Chair Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting held on February 27, 2020. A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on February 27, 2020. Motion: Nickel Second: Kemins Ayes: Medici, Quinones, Nickel, Shah, Kemins, Reynolds, and King Nays: None Abstain: None Vote: 7-0-0 (Vice Chair Treichler was not present for the approval of the minutes) Motion: Approved 4. Administrative Comments: Richard Schell, Principal Planner, announced the next scheduled meeting is May 14, 2020. Agenda Item No. 5 ZBA20-0002- Variance to Zoning Ordinance No. 480, as amended, Section 34.2.e requiring accessory buildings to not exceed one story or 14' in height and Special Exception Use per Zoning Ordinance No. 480, as amended, Section 44.12(2) for the construction of accessory buildings or structures of a size or aggregate size greater than permitted on property described as Lot 13, Block 2, Coventry Manor Phase I, an addition to the City of Southlake, Tarrant County, Texas, and located at 924 Turnberry Ln., Southlake, Texas. Current Zoning: "R -PUD" Residential Planned Unit Development District. The applicant has formally requested to withdraw this item. No. 480, as amended, Section 44.12(1) for a domestic employee or family quarters on property described as Lot 6, Block 2, Hillwood Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 1611 Pheasant Ln., Southlake, Texas. Current Zoning: "SF -1K Single Family Residential District. Planner Schell presented details of the case with a slide show presentation to the Board. The applicant, Rodney Johnson is requesting approval of a Special Exception Use per Ord. No. 480, as amended, Section 44.12(1) for a domestic employee or family quarters to allow an approximately 1,100 square foot domestic employee or family quarters in a separate one story accessory building. No. 480, as amended, Sections 44.12(2) far accessory buildings or structures of a size or aggregate size greater than that permitted and 44.12(6) for a reduction in the required setback from property lines for a residential accessory building, on property described as Lot 10, Block B, Quail Creek Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 2601 S. Quail Run Ct., Southlake, Texas. Planner Schell presented details of the case with a slide show presentation to the Board. The applicant, Steve Lynam is requesting approval of a Special Exception Use per Ordinance No. 480, Section 44.12(2) for the construction of accessory buildings or structures of a size or aggregate size greater than that permitted to allow for the construction of an approximately 1,500 square foot metal accessory building in addition to an existing 336 square foot gazebo for a total of approximately 1,836 square feet and a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a reduction in the required setback from property lines for a residential accessory building to allow the proposed building to be located approximately 25' from the rear property line (40' required) on property described as Lot 10, Block B, Quail Creek Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 2601 S. Quail Run Ct., Southlake, Texas. Fifty-one (51) notices were sent to surrounding property owners within 200' and within the platted subdivision with six (6) responses received in favor and three (3) responses received in opposition. Chair Medici opened the public hearing and called upon the applicant or the applicant's representative to make such comments and present evidence as the applicant should desire.
