N-3 SEWER LINE EASEMENT

KNOW ALL MEN BY THESE PRESENTS:
That I, Dorothy M Rockenbaugh, Grantor herein, for and in consideration of Southlake
relinquishing all fees for -.L sewer taps to the Grantor for the above, and other good and
valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of which is
hereby acknowledged and confessed, have granted, sold and conveyed, and by these presents do
grant, sell and convey to the City of South lake, Grantee herein, of Tarrant County, Texas a
perpetual 15 foot sewer line easement solely for the purpose of installation of a segment of the
N-3 sewer line, and a-temporary 35 foot wide construction easement, in and under that land in
Tarrant County, Texas described as follows, to-wit:
See attached Exhibit 'A'
See attached Exhibit 'B'
TO HAVE AND TO HOLD said easement unto the City of Southlake, its successors and
assigns, and Grantor hereby binds itself, its successors and assigns and to warrant and forever
defend, all and singular, said premises unto the City of Southlake, its successors and assigns,
against every person whomsoever lawfully claiming or to claim the same or any part thereof. The
terms of this dedication shall run with the land and shall be binding upon and inure to the benefit
of the City of Southlake and its succesors and assigns.

Field Notes
Being a portion of a tract of land lying in the F. Throop Survey, Abstract No.1511, City of
Southlake, Tarrant County, Texas, conveyed to Robert H. Rockenbaugh and wife, Dorothy M.
Rockenbaugh, as recorded in Volume 3718, Page 319, Deed Records, Tarrant County, Texas,
(DRTCT), and being a part of a 40 acre tract of land as conveyed to Homer H. Tompkins, in
Volume 1193, Page 11, DRTCT, and being more particularly described by metes and bounds as
follows:
BEGINNING at a point for the northeast comer of said Rockenbaugh tract, said point being in
the south line of Lot 9R, Block 1, Hunters Ridge Addition to the City of Southlake as recorded in
VoL 388-134, Pg.16, Plat Records Tarrant County ,Texas;
THENCE
South, along the east line of said Rockenbaugh tract, a distance of 462.20 feet to a
point for the southeast comer of said tract;
THENCE
West, along the south line of said tract a distance of 15.00 feet, to a point for
comer;
THENCE
North, at 30 feet from and parallel to the east line of said tract, a distance of
462.20 feet to a point for comer in the north line of said tract;
THENCE
