for and in consîderation of the sum of Ten ($10) Dollars and
other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, have granted, sold and conveyed, and
by these presents do grant, sell and convey to the CITY OF
SOUTHLAKE, Grantee herein, of Tarrant County, Texas a permanent
and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating
utilities in, into, upon, over, across and under that land in
Tarrant County, Texas described as follows, to-wit:
Permanent utility Easement:
See attached Exhibit 'A' for metes and bounds description
with attached graphic depiction
together with the right of ingress and egress as necessary for
such purposes.
Such permanent easements shall include the right to excavate upon
such property, but Grantee shall replace any fences,
improvements, or other fixtures upon said property without cost
to Grantor, or current owner thereof, and shall restore the
property, the subject of the temporary easement, as nearly as
possible to its condition prior to entry thereon. See Addendum
to Easement for additional conditions.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and r/We do hereby certify that r/We are the
owners of the property described herein and bind
myself/ourselves, my/our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said
Grantee, its successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

143, PAGE 140, OF THE PLAT RECORDS OF TARRANT COUNTY, TEXAS (PRTCì) SAME BEING
DEEDED TO FELIX LAURA AND WIFE, NITA LAURA OF RECORD IN VOLUME 7626, PAGE 515 OF
THE DEED RECORDS OF TARRANT COUNTY, TEXAS (DRTCì) AND BEING OUT OF THE F,
THROOP SURVEY, ABSTRACT NO. 1511, TARRANT COUNTY, TEXAS AND BEING MORE
PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCING for reference at a found 1/2 inch iron rod marking the southwest corner of said Lot
36, same being the northeast corner of an intersection of Carroll School Road (variable width
R.O,w.) and Whispering Lane (60' R.O,W.);
THENCE N 00" 02' 11" W, with the line common to said Lot 36 and said Carroll School Road
R.O,W" a distance of 314,55 feet to the POINT OF BEGINNING;

ADDENDUM TO CITY OF SOUTHLAKE
STANDARD UTILITY EASEMENT
This Addendum to the City of Southlake Standard Utility Easement
is attached to a City of Southlake Standard Utility Easement
executed by Felix Laura and wife, Nita Laura, dated N~v~'n\b(( U ,
1990, conveying an easement to the City of Southlake. This ~
Addendum describes certain conditions to the granting of the
easement.
1. Term of Easement Grant. The period of time the easement
is granted is seven (7) calendar years from the execution date
shown on the easement document. At the end of that period of
time, the easement may be renegotiated at the initiation of the
Grantor or Grantee.
2. Fencing. The City of Southlake will erect a six-foot tall
(6') chain link fence around the lift station equipment that is
within the subject easement. The following sketch shows the
approximate location and extent of the fencing within the
easement.

3. Sewer Service Line. The City of Southlake will install
and place in service a residential sanitary sewer service line
from the residence on the lot of record containing the easement.
The line will be installed at a time mutually convenient to the
Grantor and Grantee. That time will necessarily occur after the
construction of the N-3 Interceptor and the N-3 Interceptor being
placed in service. The installation of this line will be at no
cost to owner of the subject lot of record.
