KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF TARRANT *
That PERRY HOMES, a Joint Venture, acting by and through its duly authorized
agent (Grantor) for and in consideration of the sum ofTEN DOLLARS ($10.00) and other good
and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of which is
hereby acknowledged and confessed, have granted, sold and conveyed, and by these presents do
grant, sell and convey to the CITY OF SOUTHLAKE, Grantee herein, of Tarrant County, Texas,
a perpetual utility easement in, into, upon, over, across and under a FIVE (5) FOOT wide strip along
the following described lots in the MYERS MEADOW, PHASE ONE, a subdivision to the City
of Southlake, Tarrant County, Texas, as follows, to-wit:
Block 2, Lot 2 - 5 feet wide along the entire South property line;
Block 2, Lot 3 - 5 feet wide along the entire North property line;
Block 2, Lot 5 - 5 feet wide along the entire South property line;
Block 2, Lot 6 - 5 feet wide along the entire North property line;
Block 1, Lot 26 - 5 feet wide along the entire North property line;
Block 1, Lot 27 - 5 feet wide along the entire South property line.
Together with a 20' x 5' perpetual utility easement, in, into, upon, over, across and under Lot
12, Block 1, MYERS MEADOW, PHASE ONE, a subdivision to the City of Southlake, Tarrant
County, Texas, described as follows:
BEGINNING in the Southeast comer of said Lot 12, Block 1, Thence along the
Southern Boundary of said lot for a distance of 20 feet to a point; Thence Northerly
at a 90 degree angle, a distance of 5 feet to a point; Thence Easterly at a 90 degree
angle for a distance of 20 feet to a point; Thence Southerly along the Easternmost
property line a distance of 5 feet to the Place of Beginning.

Together with a Ten (10) foot wide strip along the entire Eastern property line of
Block 1, Lot 12, MYERS MEADOW, PHASE ONE, a subdivision to the City of South lake, Tarrant
County, Texas.
TO HA VE AND TO HOLD said Easement unto the CITY OF SOUTHLAKE, its
successors and assigns, and Grantor hereby binds itself, its successors and assigns to warrant and
forever defend, all and singular, said premises unto the CITY OF SOUTHLAKE, its successors
and assigns, against every person whomsoever lawfully claiming or to claim the same or any part
thereof.
The terms of this dedication shall run with the land and shall be binding upon and
inure to the benefit of the CITY OF SOUTHLAKE and its successors and assigns.
