KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF TAR KANT
That I, Audrey Theo Brown, for and in consideration ofthe sum of Ten ($10) Dollars and other
good and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency of
which is hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee herein, of Tarrant
County, Texas, a perpetual easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating and operating utilities in, into, upon, over, across and under that
land in Tarrant County, Texas, described as follows, to wit:
DRAINAGE AND UTILITY EASEMENT
see attached Exhibit "A" for metes and bounds description;
see attached Exhibit "B" for graphic description,
together with the right of ingress and egress as necessary for such purposes, and an additional
contiguous temporary construction easement for a period of one (1) year for the purpose of
installing utilities on the property known and described as follows, to wit:
Temporary Construction Easement:
30 feet wide, immediately adjacent to the above described easement in a configuration as
shown on Exhibit "B".
Such easement shall include the right to excavate upon such property, but Grantee shall replace
any fence, improvements, or other fixtures upon said property without cost of Grantor, or current
owner thereof, and shall restore the property as nearly as possible to its condition prior to entry
thereon.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever, and I do hereby certify that I am the owner of the property described herein and
bind myselt~ my heirs and assigns, to warrant and to forever defend all and singular the premises
unto the said Grantee, its successors and assigns, against every person whomsoever lawfully
claiming or to claim same or any thereof.

W. R. EAVES SURVEY, Abstract No. 500, Tarrant County, Texas
and embracing a portion of the Tract described in the Deed to
R. G. Brown and wife, Thea Brown recorded in Volume ::;976,
Page 12, Deed Records, Tarrant County, Texas and described by
metes and bounds as follows:
COMMENCING at the Northeast corner of Lot 2, Block 1, Corner
Addition, an addition to the City of Southlake , Tarrant
County, Texas as recorded in Cabinet A, Slide. 981 of the Plat
Records, Tarrant County, Texas and being in the Northerly
boundary line of said Brown tract; Thence North 79 degrees 42
minutes 16 seconds East with said Northerly boundary line
64.70 feet to a 5/8 inch steel rod found for a Northerly
corner of said Brown tract; Thence North 80 degrees 12
minutes 25 seconds East continuing with said Northerly
boundary line 15.30 feet to the Northeast corner of an
existing 15 Ft. Utility Easement described in the deed
to the City of Southlake recorded in Volume 11077, Page
168 of said deed records and for the PLACE OF BEGINNING;
THENCE North 80 degrees 12 minutes 25 seconds East continuing
wi th the Northerly boundary line of said Brown tract 93.21
feet to a 1/2 inch capped steel rod stamped "Moak Surv.
Inc." found for the Northwest corner of the tract described
in the deed to DKV (SUTTON) PARTNERS I I, L. P. recorded in
Volume 11666, Page 2099 of said deed records;
