NOTICE IS HEREBY GIVEN in accordance with order of the Office of the Governor issued March 16,
2020, the Zoning Board of Adjustment of the City of Southlake will conduct this meeting virtually in order
to advance the public health goal of limiting face-to-face meetings (also called "social distancing") to
slow the spread of the Coronavirus (COVID-19).
This Notice and Meeting Agenda, and the Agenda Packet, are posted online at

The public will be permitted to offer public comments as provided by the agenda and as permitted by

4. Consider: ZBA20-0004, Special Exception Use per Ord. No. 480, as amended, Section
44.12(1) for a domestic employee or family quarters on property described as Lot 6, Block 2,
Hillwood Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 1611
Pheasant Ln., Southlake, Texas. Current Zoning: "SF -1K Single Family Residential District.

5. Consider: ZBA20-0006, Variance to Zoning Ordinance No. 480, as amended, Section 9.6.b
requiring a front yard of not less than 40', Section 9.5.c requiring a side yard of not less
than 26' and Section 9.5.e requiring the maximum lot coverage to not exceed 10% of the lot
area and a Special Exception Use per Ord. No. 480, as amended, Section 44.12(6) for a
reduction in the required setback from property lines for a residential accessory building
on property described as Lot 2C1, R.P. Estes Subdivision, being a portion of Lot 2, R. P. Estes
Subdivision, Tarrant County, Texas, and located at 2350 Crawford Ct., Southlake, Tarrant County,

REGULAR SESSION:
1. Call to Order: Chair Medici called the Regular Session to order at 6:32 P.M.
2. Approval of the Minutes: Chair Medici opened the discussion of the minutes of the Zoning
Board of Adjustment meeting held on April 30, 2020.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
April 30, 2020

3. Administrative Comments: Richard Schell, Principal Planner, announced that the next
scheduled meeting is May 28, 2020.
Agenda Item No. 5 ZBA20-0006- Variance to Zoning Ordinance No. 480, as amended, Section
9.5.b requiring a front yard of not less than 40', Section 9.5.c requiring a side yard of not less

Chair Medici stated that the applicant has requested to table case ZBA20-0006 and that there
was no one wishing to speak on the item.

meeting.

Agenda Item No. 4. ZBA20-0004, Special Exception Use per Ord. No. 480, as amended,
Section 44.12(1) for a domestic employee or family quarters on property described as Lot 6,
Block 2, Hillwood Estates, an addition to the City of Southlake, Tarrant County, Texas, and
located at 1611 Pheasant Ln., Southlake, Texas. Current Zoning: "SF -1A" Single Family
Residential District.
Planner Schell presented details of the case with a slide show presentation to the Board. The
applicant, Rodney Johnson is requesting approval of a Special Exception Use per Ord. No. 480,
as amended, Section 44.12(1) for a domestic employee or family quarters to allow an
approximately 1,100 square foot domestic employee or family quarters in a separate one story
accessory building.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Rodney and Rayne Johnson, 1611 Pheasant Lane, Southlake, Texas, the applicant, and owner,
once sworn in, presented testimony, and answered questions from the Board.
Chair Medici asked if there were those in the audience who wished to speak in favor or against
the request.
Brenda Kleespies,1613 Pheasant Lane, Southlake, Texas, once sworn in, presented testimony,
answered questions from the Board and spoke in favor of the request.
Chair Medici called upon the applicant or his representative for a brief rebuttal.
There being none, Chair Medici closed the public hearing and opened the item for discussion
from the Board.
A motion was made to approve case ZBA20-0004 with the following conditions: that the
domestic employee or family quarters is subject to the elevations and fence with a sliding gate
with the option to construct an attached carport made of substantially the same materials as
presented.
