Building/property Description:
The retail center that the proposed Dogtopia will be in is called Southlake Marketplace and is at the
southeast corner of Davis and Southlake Blvd. The center is a multitenant property and was built in
2000. It currently has several tenants in the center, such as Urban Air, Hobby Lobby, Mooyah Burger,
Bicycles Inc. to name a few. There are also some standalone tenants like Starbucks and Dunkin Donuts
in the center as well. The property has a large existing parking lot for all tenants and the exterior lighting
is in the form of existing parking lot lighting as well as wall packs along the building walls at various
points.
We have included a floor plan for the proposed location, as well as a map of the premises showing
where in the center we would be. Also included are some examples of other stores to see how the
interior and exterior would look.
Access to the property:
There are several entrances into the retail center. There are two entrances along Davis Blvd on the
western side of the property, as well as another three entrances along Southlake Blvd on the north side
of the property. Required parking spaces would be 9-10 for employees during the day and 3-4 for drop
off and pick up for the dogs. This has been consistent with other Deltopia's across the nation.

Proposed Business Use Overview:
At Dogtopia we will have a fresh and modern dog daycare facility as we treat the pups to fun -filled days
of safe socialization with other dogs, and plenty of exercise and interactions with our caring team. My
wife and I are excited to be part of the community of Southlake as we will be active in the management
of our Dogtopia location.
Our center will offer dog daycare, spa services and boarding, but our core service is daycare for dogs.
Daycare is a purposeful choice made for the love of dogs and is a selfless decision to ensure they are
happy, healthy and equipped to become a well-rounded dog. We will also offer boarding for the dogs
with the use of crates, no dog runs, and only a few individual suites. The reason for this is to encourage
socialization of the dogs and not isolation. All dogs will be required to show proof of vaccinations and
be neutered/spayed before allowed to interact with the other dogs. Safety and security are top priority
for all the dogs.
There will be a reception area to greet the dogs and dog families, next there will be an evaluation room
for each size dog to verify that each dog is ready for socialization and a group setting, and then we have
the playrooms. The bathing and grooming area is a separate room along with a laundry room, employee
breakroom, restroom and storage rooms etc. Please see the floor plan attached.
There are three daycare rooms, depending on the dog's size and each room has a maximum capacity.
The room for the smaller dogs that are 20 pounds and under is called the Toy room and it would have a
daycare maximum of 41 dogs with a maximum of 23 dogs for boarding. The next size is the Romper
room that is for dogs between 20 and 45 pounds and its daycare maximum is 30 with a boarding
maximum of 17 dogs. Then finally is our large dog room for dogs over 45 pounds and its maximum
daycare capacity would be 24 dogs and the maximum boarding capacity would be 13. We will also have
a spa/grooming component that would include baths, nail grinding, haircuts, teeth brushing, treats and
the pampering of the dogs. Typically this would be existing pet families while they are at the daycare,
but occasionally pets from the outside for the spa services may occur which would be no more than 4
dogs (as we only have crates for that many not in the daycare program).
Our hours of operation are 6:30am — 7:30pm Monday through Friday and then on weekends 8:OOam —
S:00pm Saturday and Sunday. There will be 2 canine coaches in each play room along with the general
manager, a receptionist and a rover.
