EXECUTIVE
SUMMARY: On behalf of SR3 Properties, LLC, Kirkman Engineering is requesting approval of
a Land Use Plan Amendment in order to apply a site specific recommendation
under the “Medium Density Residential” Land Use Designation allowing “Office
Commercial” use on property described as Tract 1, J.T. Bailey Survey, Abstract
No. 97, City of Southlake, Tarrant County, Texas and located at 803 W. Southlake
Blvd., Southlake, Texas. Current Zoning: "AG" Agricultural District. Proposed
Zoning: "S-P-1" Detailed Site Plan District. SPIN Neighborhood #10.
DETAILS: The property is generally located west of the southwest intersection of W.
Southlake Blvd. and Timber Lake Place.
The purpose of this request is to establish a site specific recommendation to this
area for the purpose of zoning and developing an approximately 9,913 square foot
single-story office building on approximately 0.86 acres (See Case No.ZA19-
0025). The property is currently vacant and unplatted with an “AG” Agricultural
District zoning.
