PROJECT: Sign Variance for C. H. Robinson
EXECUTIVE
SUMMARY: Signarama NFW, on behalf of Medici Development Partners, is requesting
approval of a variance to Sign Ordinance No. 704, as amended, to allow an
upper story attached building sign to be located on a wall that is not entirely
congruent with the tenant’s lease space, and allow a larger than permitted letter
and logo height. The tenant, C.H. Robinson, is located at 2106 E. SH 114, Suite
405, Southlake, Texas.
REQUEST
DETAILS: C.H. Robinson is located in the Kimball Park office building on the northwest
corner of E. State Highway 114 and N. Kimball Avenue. The Kimball Park
office building is a four-story office building located approximately 970 feet north
of E. State Highway 114. and approximately 230 feet from N. Kimball Avenue.
C. H. Robinson occupies the northeast area of the fourth floor of the building.
The proposed sign will be located above the fourth floor on the east elevation
facing N. Kimball Avenue. The sign will be centered on the east façade wall and
approximately half the length of the sign will be located on an adjacent tenant’s
lease space. There are currently three (3) signs on the building; two (2) first
floor signs, Liberty Mutual on the south elevation and Independence Title on the
north elevation and one (1) upper story sign, Keller Williams on the south
elevation (approved under SV17-010).
In Sign Ordinance No. 704-J, upper story signs are prohibited unless approved
by City Council as part of a Master Sign Plan or variance. The proposed
attached building sign qualifies as an upper story sign and is congruent to the
tenant’s lease space. The applicant is requesting a variance to allow the
proposed upper story sign to be located on the east elevation of the building
above their fourth-floor lease space. The proposed sign letters and logo exceed
the allowable letter and logo height. The proposed sign meets all other sign
ordinance criteria regarding area, letter type and illumination.
