SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the followina conditions are applicable to the reauested cin
n variance-
1. That a literal enforcement of the sign regulation will create an unnecessary hardship orpractical
difficulty on the applicant.
Due to the proximity of the North facade to Highway 114, the required number of attached signs
will limit the view of this tenant to a major street. By adding a third sign to the existing facade
facing Highway 114, we hope to improve visibility to the tenant and center. Based on the attached
City Council Approved Amended Conditional Sign Permit for Southlake Corners, Section 16.A.4 -
Number of signs, dated April 6, 2004: Each tenant shall be allowed one attached sign on each
facade visible from a street or internal dnvewav
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self-imposed.
We believe that the North facade facing Highway 114 is allowed a sign per the April 6, 2004 CSP
document attached even though previous tenants did not utilize.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
We feel that the additional sign on the North facade facing Highway 114 will in fact aid in the
overall visual appearance of the center and create cohesiveness among the adjacent tenant
spaces within this development.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
By proposing (3) total attached signs at the Havertys Furniture tenant space we hope to create a
condition in which our client will be satisfied with improved visibility to the center from Highway
114, while not imposing any disadvantage to the adjacent retailers within and around the center.
