FORUM SUMMARY: Property Situation: The property is located on approximately 13 acres at 550 W. SH 114 at the southeast corner of W. Dove Rd. and W. SH 114. The Life Time development is planned on the south side of the property. Development Details: The applicant’s proposal is for a 105,000 square foot building for a Life Time Athletic Resort; to include a primary structure and outdoor pool area. Access to the site will be limited to the south from SH 114 frontage road. A future access from Kirkwood will come with development on adjacent site. The following are some of the main slides that were presented and discussed: Questions and Concerns: • Development was supposed to be unified – it looks carved out. o We are working with future development to ensure everything correlates. • What about tree cover? o Looking at saving as many trees as possible… there is a grade challenge. There are a lot of trees on site and we will need to remove approximately 80%, however, we are preserving many of the mature oaks in front. • What parking methods are being considered? o Requirements are more than what we are providing. W e are looking at the best case scenario. We want to serve our customers the best way possible. • What size are the trees you are planting? The rendering looks substantial. o The rendering shows trees after 5-10 years growth. W e will be planning 4- 6 caliper trees per code. • Are you planning to put A/C equipment on the roof? The rendering doesn’t appear to show anything. o The rendering is a bird’s eye view. W e are planning some equipment on the roof but you won’t be able to see it… we will follow screening code. • Will you be asking for a zoning change? o There is an existing S-P zoning that we are utilizing with some modifications. • Will this development be consistent with the previous site plan? o This will be less dense than the original. • Can you design the site using the topography? o We will follow design standards. • What about flooding impact? o Water will flow downstream. Assessments have been done and two detention ponds are planned with this development. • I am a Life Time member in Colleyville. Our fee is $200 a month for 2 people. What level will this facility be? o This location will be Diamond level. Around $179 per month. • Are you selling Colleyville’s location? o That is not on the table. • This will compete with The Marq and Champions Club… why? o The north end of Southlake is underserved… there is a diverse market. • Concerned about lighting… o We will follow code. • Discussion continued regarding the differences between this location and other Life Time sites, demographics, Champions Club, and the need for another fitness facility in Southlake. • We are concerned about traffic. o We have performed a Traffic Impact Analysis and have a decel lane planned. • The plan indicates 600 parking spaces… how many acres is that? o 6 acres • Are you rezoning the entire tract? o No, only our 14 acres. • We don’t want to see piece meal development here. We want this development to serve Southlake… this is going to generate too much traffic. • What about crime? Have you done a crime study? o No but we can look into that… we can talk to other sites.
