2325 W. Southlake Blvd., generally located south of W. Southlake Blvd. and
west of Davis Blvd.
5. Review, discuss and make recommendations on a proposed kennel use in
the Village at Timarron shopping center located at the southeast corner of
E. Southlake Blvd. and Byron Nelson Pkwy.
6. Review, discuss and make recommendations on the proposed
development of approximately 13 acres generally located west of the
intersection of S. Nolen Dr. and Crooked Ln.
7. Review, discuss and make recommendations on the development of an
approximately 4,000 square foot retail building for a mobile
telecommunications tenant at the southwest corner of Main St. and Central
Ave. in Town Square.
8. Review, discuss and make recommendations on the proposed Tuxedo Park
multi-family development located on approximately 21 acres at the
northeast corner of E. SH 114 and Blessed Way.
9. Review, discuss and make recommendations on the proposed Gateway
Church Expansion located at 700 Blessed Way and generally located on
the north side of E. SH 114 between Blessed Way, Grace Ln. and E.
Kirkwood Blvd
10. Review, discuss and make recommendations on proposed amendments to
the City’s Landscape Ordinance No. 544

MEETING
OVERVIEW:
On September 12, 2019 the Southlake 2035 Corridor Planning
Committee held their twenty-fourth meeting. The Committee was sent a
packet of materials prior to the meeting that were to be discussed during
the session. A meeting agenda was posted and the meeting time was
advertised on the City’s website. The following meeting report focuses on
discussion points made during the meeting by members of the
Committee, public and City staff. This report is neither verbatim nor does
it represent official meeting minutes; rather it serves to inform elected and
appointed officials, City staff, and the public of the issues and questions
raised by the Committee, City staff, and any attendees of the meeting.

ITEM #7 DISCUSSION – Review, discuss and make recommendations on the
development of an approximately 4,000 square foot retail building for a mobile
telecommunications tenant at the southwest corner of Main St. and Central Ave. in
Town Square.
Staff presentation: Jerod Potts
• Proposing 4,000 SF single tenant retail building
• Located off SW corner of Main Street and Central Avenue in Town Square
• Future Land Use: Town Center
• Current Zoning: DT
• 33 current parking spaces – applicant is proposing to eliminate 15 spaces,
leaving 18 parking spaces
• Property located near James Avery to the West, the Brownstones to the North
and Northeast, and Trader Joe’s and Shake Shack to the South and Southeast

Applicant presentation: Ray Oujesky & Scott Miller
• Proposed use - single tenant mobile telecommunications experience store
• Angled parking in the right-of-way off Main Street – potential parking source for
property in addition to 18 remaining off-street parking spaces
• Anticipating entrances to front on Main Street rather than on Central Avenue
o Front entrances facing angled parking spaces
• Exterior building materials
o White brick
o Plate glass
o Metal awnings
Questions for applicant by the Committee:
Shawn McCaskill: The building looks good. What does an experience store mean? Is it
something similar to Verizon or AT&T which are other mobile telecommunications
stores?
Applicant: Yes
Frances Scharli: Have you talked to surrounding neighbors? People from the
Brownstones?
Applicant: We have not as of this time.
Frances Scharli: Do you have plans to talk to them soon?
Applicant: We’re not that far along as of now (we do not have a lease yet), but when
we get to a place where we feel like we are heading forward we will reach out .

Austin Reynolds: Regarding parking, will that impact Moxie’s or any other retailers
around?
Applicant: We recently updated our parking study and can demonstrate that we are not
close to maxing out parking in Town Square. Yes, 15 spaces will be eliminated which
can affect people around the development; however, site-wide there is a surplus of
parking.
Chad Patton: Business hours?
Applicant: We’re thinking 10:00 AM – 9:00 PM
