1560 E. Southlake Blvd., Suite 110, Southlake, Texas.
Frenchies Modern Nail Care is located on the northeast intersection of E. Southlake
Blvd. and Central Avenue.
The applicant is requesting variance to the MSP to allow two signs on the south
fagade; a building blade sign on the south facade and an existing fascia sign. Under
the MSP, lease spaces are permitted up to a combination of two (2) of the following
three (3) types of signs per use: On each building wall which faces a street, drive,
or parking area: (a) one (1) Fascia Sign or one (1) Building Blade Sign; and (b) one
(1) Pedestrian Blade Sign, with all such signs subject to the area requirements. A
Building Blade Sign shall be permitted at a building corner in addition to permitted
fascia signs, provided such sign is erected at a 1350 angle to the building corner.
There are currently 2 attached building signs, one sign on the west (front) elevation
and one sign on the south (side) elevation that meet the sign regulations for the
MSP. The proposed 12 sq. ft. building blade sign will be located on the south fagade
due to structural beams located at the building corner. The building blade sign meets
the allowable area for a building blade sign. The 30 sq. ft. area of the existing south
fascia sign meets the allowable sign area.
