BUILDING / PROPERTY:
1603 Hart Street building was constructed in 1999. Currently a single -tenant building.
This property has existing building, parking, and greenspace/landscaping improvements. The property had major exterior,
parking, and landscaping renovations/updates completed in 2017. No exterior modifications are planned or required.
The property is located in an Industrial and Flex (Office/Warehouse) area with existing warehouses, showrooms, commercial
schools, fitness, light manufacturing, trades, medical labs, office, and other related uses.
ACCESS:
The subject property has two (2) curb -cuts for ingress/egress on Hart Street. Hart Street dead -ends at the property boundary.
There are two (2) existing drive lanes creating circular access paths for vehicular travel.
Existing sidewalk adjacent to the Building.
Primary vehicular access is from Brumlow Avenue then east on Hart Street to the end of this street. There is no potential back-
up of traffic onto any major roadway in the surrounding area.
LIGHTING:
The subject property has exterior wall pack lights on the front and side elevations of the building.
AIRPORT OVERLAY ZONE:

PROPOSED BUSINESS USE OVERVIEW:
We are requesting the Special Use Permit for 1603 Hart Street which is approximately 6,000 sf building.
No exterior modifications are necessary or planned in connection with this use.
With regarding to interior, planning only cosmetic improvements (paint, and flooring).
The Ding King Training Institute is working with the Property Owner at 1603 Hart Street on a 5 -year lease with 5 -year Renewal
Options contingent upon Specific Use Permit approval.
The Ding King Training Institute was founded in 1992 in Costa Mesa California. In the past decade we have intensified our
effort to train Veterans and Service Members. With 8 campuses nationwide, Southlake will be our largest. We expect to
have 5 - 30 students per class (each lasting 6-8 weeks) within, the first year of opening. The classes are Monday thru Friday
from 8 am to 5 pm and Sam to noon on the occasional Saturday.
Having graduated several thousand students, we've listened to what they say and extended the Training to up to 8 weeks.
The previous 5 week plan was the technical training; we now include Business Management and start up, for their new
enterprise. Our Turn -key program provides all accounting, as well as incorporation, marketing, administration, point of sale
and banking for our new entrepreneurs. In addition, we offer the opportunity to work with our Hail Squad after major
weather episodes nation-wide.
The success of our students is the basis of our continued growth. As such Ding King Training Institute provides Continued
Education Units (CEU). In addition to a help line for each graduate, should they stumble on a "head scratcher". It's in our
DNA to provide assistance to our graduates. They know our dedication to their success is what drives us. We are very proud
of our Military and Veterans. Our commitment to them is unwavering and our devotion to their future successes, knows NO
boundaries.

PROPOSED BUSINESS USE OVERVIEW — cont.:
The Training Institute will provide certified training classes with 5 - 30 students per scheduled class size plus staff of 3 — 6
based on class size.
Many (about half) of our students will travel to our school from other parts of the country. The Post -911 GI bill provides for
their meals and lodging. A local hotel shuttle will drop off and pick up the students daily, Thereby reducing their need for a
rental car.
