Tarrant County, Texas, and being all of Lot 1 R, Block A, of Ravenaux Village, as recorded in
Document No. D217024042 of the Official Public Records of Tarrant County, Texas O.P.R.T.C.T.)
and all of a land described in a Special Warranty Deed to Chapel Crossing Medical, LTD, as
recorded in Document No. D217039731, (O.P.R.T.C.T.), said 6.140 acre tract being more
particularly described by metes and bounds as follows:
BEGINNING at a 1/2 -inch iron rod found for corner in the Northwest line of Countryside Court
(56 -foot right-of-way), and being an east corner of Lot 2R, Block A of Ravenaux Village, as recorded
in Cabinet A, Slide 6215, (O.P.R.T.C.T.), for corner;
THENCE North 25 degrees 01 minute 14 seconds West, departing the northwest line of said
Countryside Court and continuing along the west line of said Lot 1 R and the east line of said Lot 2R,
a distance of 280.59 feet to a 1/2 -inch iron rod found for corner;
THENCE North 00 degrees 05 minutes 02 seconds West along the west line of said Lot 1 R and the
east line of said Lot 2R a distance of 428.47 feet to a 5/8 inch iron rod found in the southwest line of
State Highway 114 (a variable width right-of-way) and being the northwest corner of said herein
described tract, and being in a non -tangent curve to the left, having a central angle of 06 degrees 29
minutes 52 seconds, a radius of 5749.50 feet, and a chord bearing and distance of South 60
degrees 50 minutes 11 seconds East a distance of 651.69 feet;
THENCE Southeasterly, along said curve to the left, and said southwest right-of-way line, an arc
distance of 652.04 feet to a 1/2 -inch iron rod found, for corner;
THENCE South 32 degrees 32 minutes 58 seconds East, a distance of 37.01 feet to a 1/2 -inch iron
rod set in the west line of North White Chapel Boulevard (a variable width right-of-way), for a corner;
THENCE South 00 degrees 45 minutes 59 seconds East, along the west right-of-way line of said
North White Chapel Boulevard a distance of 284.55 feet to a 1/2 -inch iron rod set in the north
right-of-way line of said Countryside Court, for corner;
THENCE South 89 degrees 07 minutes 49 seconds West departing the west right-of-way line of said
North White Chapel Boulevard and continuing along the north right-of-way line of said Countryside
Court, a distance of 276.70 feet to a 1/2 inch iron rod found at the beginning of a curve to the left,
having a central angle of 24 degrees 09 minutes 04 seconds, a radius of 482.67 feet, and a chord
bearing of South 77 degrees 03 minutes 25 seconds West a distance of 201.96 feet;
THENCE Southwesterly, along said curve to the left and the north right-of-way line of said
Countryside Court, an arc distance of 203.45 feet to the POINT OF BEGINNING AND CONTAINING
267,469 square feet or 6.140 acres of land, more or less.
NOW THEREFORE KNOWN ALL MEN BY THESE PRESENTS:
That, CHAPEL CROSSING MEDICAL, LTD., being the sole owner of the above described parcel,
acting by and through the undersigned, its duly authorized agent, does hereby adopt the herein
above described property as LOT 1R1 AND LOT 1R2, BLOCK A OF REVISED PLAT OF
RAVENAUX VILLAGE, an addition to the City of Southlake, Tarrant County, Texas and does
dedicate to the public use the streets and easements as shown thereon. This plat does not alter or
remove existing deed restrictions or covenants, if any, on this property.
