SH 114, just south of W. Dove Rd. 5. Review, discuss and make recommendations on the revisions to the roof of the building for The King’s University – Gateway located at 2121 E. Southlake Blvd. 6. Review, discuss and make recommendations on proposed zoning amendments for proposed outdoor sales/services to be provided by Booster Mobile Fueling to employees of the Sabre campus located at 3110 - 3150 Sabre Dr., generally located east of the intersection of W. SH 114 and W. Kirkwood Blvd. 7. Review, discuss and make recommendations on the development of an approximately 10,000 square foot office building on approximately 0.86 acres located at 803 W. Southlake Blvd., generally located west of the southwest intersection of W. Southlake Blvd. and Timber Lake Pl. 8. Review, discuss and make recommendations on the development of Phase 2 of Chapel Crossing located at 101 W. SH 114, gener ally located at the southwest corner of W. SH 114 and N. Review, discuss and make recommendations on the development of approximately 44,235 square feet of corporate and flex office space on approximately 3.75 acres located at 1481 - 1569 E. Continental Blvd. and 1207 Old Brumlow Ave., generally located at the southeast corner of E. Continental Blvd. and Brumlow Ave. 10. Review, discuss and make recommendations on the development of a mixture of office/showroom buildings and one-story storage facilities on approximately seven (7) acres located at 880 - 950 Davis. Blvd., generally located on the west side of Davis Blvd. approximately 600 feet north of the intersection with Union Church Rd. MEETING OVERVIEW: On January 24, 2019 the Southlake 2035 Corridor Planning Committee held their twenty-first meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. Continental Blvd. and 1207 Old Brumlow Ave., generally located at the southeast corner of E. Continental Blvd. and Brumlow Ave. Staff presentation: Richard Schell • 2 story corporate office building • Flex type buildings closer to residential • Future Lan Use: Mixed Use • Zoning: R-PUD (Timarron), AG, I1 (light industrial) • Master Thoroughfare Plan o Carroll - 88ft divided arterial • Conceptual Plan o 2 story building - stucco and tile roof o Parking o 19,800 sq ft potential corporate office flex space • Pathways Master Plan Questions for staff by the Committee: Ken Baker: City right-of-way, plan does not look like it would extend the road Chad Patton: Percent on abandoned city right-of-way? Ken Baker: Would need to do research on that Dennis Killough: I thought we discussed if there are creative ways in the LUD that would allow access to the commercial properties but also be abandoned by the city. Ken Baker: We did look at that and talk about it. Frances Scharli: This serves to relieve traffic Ken Baker: Proposal, city would look at current traffic situation and examine if it provides relief. Brandon Bledsoe: Traffic stacks there at the beginning of the morning and afternoon. It does provide relief. Southlake 2035 Corridor Planning Committee Item #9 – E. Continental & Brumlow Ave. Meeting #21 – January 24, 2019 Page 4 Applicant presentation N/A Questions for applicant by the Committee: Shawn McCaskill: Losing a road is going to be an issue, traffic is number one gripe . Applicant: The road will go away, but the drive would allow access into the development if it is needed. John Huffman: Have you explored other spots in Southlake? This site would be tough. Applicant: Yes we have, and this site is just down the street from our current location . John Huffman: Big challenges - increasing intensity of site comes with much scrutiny. Mobility is top of all citizen concerns. I can never see myself approving abandoning a right-of-way in a high traffic area of town. John Huffman: Thought about redeveloping the site your on now? Applicant: No, but it would be too disruptive now. If you were to do a traffic study it would probably show it’s a dangerous section. Brandon Bledsoe: Getting with staff and traffic, does that street really ne ed to be there, as a safety for citizens? Applicant: Entrance (ingress/egress) 200ft, if there needs to be a cut-through Chad Patton: Challenge - impact on corner. How many employees would you want to put there? Applicant: Currently we have 35 employees down the street. Chad Patton: Occupying the whole 2 story building? Applicant: Correct Frances Scharli: Agree with John, lots of pushback about street abandoning. Chad Patton: Homeowners to east, west, as well as north, meet with those individuals and speak to them.
