The reason for the master plan for this location is to provide a uniform look for all signs attached to the building and to provide adequate space on the Monument signs for tenants to display their business names. All signs now and in the future will be front lit channel letters and will conform to the Southlake Sign Ordinance, as well as the dimensions on the attached drawings. The Owner is not sure who those future tenants may be at this time, so we are unable to show the actual renderings but do show the dimensions within the existing sign bands. a. Based on our previous presentation to City Council, we learned the City will not approve all 8 previously proposed signs allowed on the building. The owner would like to have as many as the city will allow approved but has proposed a total of 4. Two facing South and 2 facing North all located of the third floor of existing building. If the City would approve, we would propose to have all four on the North Side of the building. b. We are asking for a variance to allow the Precision Orthopedic Tenants signs to be on the 3rd floor of the North side of the building and the other 2 tenant signs be approved for this location to be on the third floor or another floor of the City’s choosing. The Owner would also consider placing the two additional signs on the East side of the building. We are asking that these two additional tenant signs not be located on the building in locations not adjacent to their lease space. c. We are asking for two monument signs be added to this location, one on HWY 114 frontage and one located at the corner of White Chapel and Countryside. This will allow tenants visibility from both roads. And will allow those tenants with no building signage to be listed on the monument sign tenant panels.
