Anderson Trium Development Partners, LLC Principal dbanderson@sbcglobal.net 214-675-8411 To: City of Southlake Planning & Development Subject: Project Narrative: 1825 Maranatha Way, Southlake, Texas 76092; Case Number ZA19-0008 Date: July 24, 2019 The ownership group, SRI Southlake Villas, LLC, has hired Trium Development Partners, LLC to pursue the development of the above-mentioned 1825 Maranatha Way into a residential subdivision. The Property, which is located on the East Right-of-Way of Davis Boulevard between Dove Road and Randol Mill Road is perfectly situated for “high-end” residential estate lots. We currently anticipate constructing a loop street within the property to encompass approximately thirteen (13) individual lots which will be a minimum one (1) acre or greater each. The construction will occur in one phase so the entire street and all lots shall be constructed together. Infrastructure shall include the proposed loop street extension of Maranatha Way as well as the improvement of the existing portion of Maranatha Way which is off-site from the subject property south to Randol Mill Road. Currently the property has SF1-B and Agricultural zoning. We request an R-PUD Development Plan District with SF1-A Zoning District with the exceptions outlined in the attached “R-PUD Regulations”. Proposed infrastructure shall include all grading, drainage improvements, paving, domestic water service, electrical and gas service. We have been unable to obtain adequate sanitary sewer service via the City of Southlake and the Town of Westlake so we shall assure that each lot shall have the capacity to install a septic/aerobic system .
