FORUM SUMMARY:
Property Situation: 1825 Maranatha Way
Details: Development of 16 residential lots on Maranatha Way.
High Gate development
Located in the northwest corner of Southlake
Davis Blvd to the west
Average gross acre is 1 acre per lot.
Property has significant frontage on Davis Blvd
o Preferred source of access
o Westlake has yet to approve access
Driveway access from Maranatha to the south, primary access off Davis
Blvd
Two (2) lakes on property will be preserved
o Lakes would act as detention
o Engaged a wetlands study for any issues regarding the
development
o Drainage flows north to Westlake
Site currently does not have sanitary sewer
o Will look into the feasibility of constructing a 1/3 mile sewer line
with a lift station to connect it to the closest Southlake sanitary
sewer.
If access to Davis is unavailable, primary access only from Maranatha
Way
o Will require street to city standards with sidewalks

Questions and Concerns:
1. May or may not go septic- prefer to have sanitary sewer to Randol Mill south and
east
2. Tremendous amount of water flows north- water concerns with amount of water.
- Drainage flows north and handles to detention pond in Quail Hollow
3. Maranatha St. improvements-
- TXDOT has not acquired any of the right of way
- Westlake has acquired it via a permanent right of way.
- Trying to work with Westlake and TXDOT to obtain access
4. Lot sizes
- on average 1 acre per lot
- close to 40,000 sf
5. Will there be another public meeting?
- Yes, SPIN meeting again, Corridor Planning Committee, Planning &
Zoning and City Council
6. Concern with drainage and flooding in the area and across lots
7. Is this the same owner that came before the SPIN meeting a year ago? Yes.
8. Concerns with road deterioration with 16 more lots with access from Maranatha
to the subdivision- need road improvements
- Davis Blvd access would get re-coated
