Item 9B - DemonstrationSOUTHLAI4CE PLANNING & DEVELOPMEN-1 SERVICES SIGN VARIANCE APPLICATION Demonstration Please demonstrate that the following conditions are applicable to the requested scan variance: That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. With the current regulations in place, we are only able to have halo lit channel letters. Unfortunately the halo style letters do a very poor job of impacting pedestrian and vehicular traffic behind the trees that span the perimeter of the storefront. With the current regulations, we are not able to properly brand our store, which will greatly affect the possibly to succeed in this competitive retail environment. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. These trees are managed by the property management team and even when trimmed properly, still block a majority of the signage. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The changes that are being proposed will not injure or affect any adjacent properties, in fact the changes will match many current tenants in this area that already have made the change to face lit style signage. 4. That the variance will be In harmony with the spirit and purpose of the sign ordinance. As stated in question #3, there are many tenants throughout this area that have the face lit style letter.
