(ZA96-086) A Revised Site Plan adding square footage to the building was approved on June 1, 1999. (ZA99- 043) A Revised Site Plan adding a 400 square foot (20’ x 20’) Shade Structure (standing seam metal roof) was approved August 15, 2000. (ZA00-083) this structure will be relocated A Revised Site Plan adding approximately 2,532 square feet in shade structures (cloth type roofing material) was approved August 5, 2008. (ZA08-054) the 40’ x 35’ structure will be relocated Proposed Site Plan Details Addition of 63 parking spaces New left turn lane and bus entrance (5 busses) Modified driveway for K-4 pick-up and drop-off 9,827 s.f. building addition Proposed Traffic Circulation Details Tree Preservation Plan The current existing tree canopy is approximately 22.25%. The applicant is requesting to remove approximately 31 trees or 10.25%. A majority of the trees to be removed were planted to meet the interior landscape and bufferyard regulations during previous development phases. The resulting tree preservation will be approximately 89.75%. Proposed Elevations Variance Requests Building Articulation –variance to requirements in Zoning Ordinance No.480,as amended,for horizontal and vertical articulation,allowing building addition as shown on the proposed elevations.The building elevations are in alignment with the existing buildings on campus.The addition will match aesthetic and detailing. Landscaping –variance to Landscape Ordinance No.544-B, Sections 3.3 and 3.4,requesting relief from additional interior landscape requirements and additional landscape requirements relating to the increase in parking. Bufferyards –variance to Zoning Ordinance No. 480, as amended, Section 42, to allow existing bufferyards to remain. Where bufferyards are impacted by new site parking, requesting that any trees removed not be mitigated.
