Central Expressway, Suite 1400, Dallas, TX 75243 hartgaugler.com August 05, 2019 Mr. Dennis Killough City of Southlake, Texas Planning and Development Services 1400 Main Street, Suite 310 Southlake, Texas 76092 Re: Carroll Independent School District Rockenbaugh Elementary School Campus HGA Project Number 219142 Dear Dennis: Carroll ISD desires to add to the existing elementary school building, add parking on the North side of campus and revise the bus Traffic pattern on Campus. Roadway/Access: The traffic patterns onsite are being adjusted to allow more stacking on site. This is being done through the addition of the pavement along the south side of the property. Traffic will be able to double stand and will merge into one lane after the proposed pick up area. In the middle of the site we are proposing a left turn lane for busses only. This will be gated to prevent neighborhood traffic from entering the site. Please refer to the traffic memo for more information. The school currently only has 5 busses servicing the site so traffic will be minimal. On the north side of the parking lot we are proposing to add 63 parking spaces. During special events this will reduce the amount of parking taking place in the neighborhoods. This new parking will also plan for the future connection to Zena Rucker blvd The playground has two existing shade structures dimensioned at 40’x40’ and 20’x20’. These shade structures will be relocated into the proposed playground areas. Water and Sanitary Sewer service: The building addition will be served from existing services. A water line will be rerouted around the building as proposed on the utility plan. The proposed structured will be serviced by its own meter and fire vault. Storm Sewer: A storm drain pipe will be re-routed to accommodate the new building addition. Electric, Telephone, and Gas: Franchise utilities exist on-site. Landscape: New plantings shall comply with applicable requirements of the City of Southlake Landscape Ordinance. Based on the size of the expansion, we will be evaluating the existing landscape to determine if it meets the Landscape Ordinance. Please contact me with any questions or comments you may have.
