SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are amlicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
L Makeup Institute exclusively occupies the entire second floor and 1 st floor lobby (retail) area
consisting of approximately 15,000 square feet. Signs 7, 8 and 9 will be located along Southlake Blvd.
and facing Carrol approximately 30' above street level. Given the speed and distance of cars traveling
along Southlake Blvd. the signs would not be visible either day or night if designed within the existing
regulations of 10 inches and non -illuminated.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
We are a multi campus school with a retail store - two related, but distinct businesses. In order to attract
professional makup brands such as Inglot, Kiehls, Make Up For Ever, Smashbox, NYX, RCMA the
signage needs to differentiate the two businesses.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
L Makeup has landlord approval of the sign package. The signs requested are similar to other signs
located within Town Square. All signage will be installed on L Makeup space exclusively and do not
interfere with any other tenant or block other tenants signage.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The requested signage will elevate the look and feel of the building, is not detremental to any adjoining
tenants, and is consistent with signage enjoyed by other property owners.
