No. F-1002; www.adams-engineering.com Page 1 of 1 July 29, 2019 City of Southlake Department of Planning & Development Services 1400 Main Street, Suite 310 Southlake, TX 76092 Attention: Richard Schell Re: Case No. ZA19-0027 Plat Revision Lots 3R3R2, 3R3R1, Abstract No. 300, Block 1 Narrative and Variance request Richard: This Plat Revision submittal is to subdivide the lot into two lots. The combination access, fire lane, and utility easement is being extended to serve the new Lot 3R3R2. The reason for the request is that the applicant intends sell the 1.276-acre lot that is Lot 3R3R2 for the development of one single family lot. There are currently five lots fronting the private drive, each served with a 1” waterline coming of the main at the intersection with Dove Road. Applicant acknowledges that a 2” waterline in a public easement will be required to service the lot and agrees to provide same and to be installed upon the sale of the property. Applicant has stated that she met with the fire department and has been informed that no additional fire hydrants will be needed. Applicant has agreed with neighbors to construct a joint mailbox in the front and to install a concrete pad for waste receptacles. By this letter we request a variance for the following with respect to the above case number: a. Subdivision Ordinance No. 483, section 8.01A requiring that every lot shall front on a public or private street. The driveway to access the new lot being 12 feet wide will be within the 25 feet wide roadway easement. b. Subdivision Ordinance No. 483, section 8.01D requiring all side lot lines to be perpendicular to the right of way. c. Subdivision Ordinance No. 483, section 8.01K prohibiting panhandle lots, also known as flag lots. d. Subdivision Ordinance No. 483, section 5.06 requiring sidewalks along both sides of all public and private streets. We look forward to a favorable response to our Plat Revision and request for the above variances.
