FORUM SUMMARY:
Property Situation: 551 E. Dove Rd.
Details: An applicant is proposing to subdivide an existing 2.28-acre lot into a 1.28-acre and 1.0-
acre single-family residential lot. The purpose is to develop a single-family home at some point in
the future. The applicant has had discussions with the Fire Marshall and city staff: the proposed
revisions meet initial requirements. There will be two (2) variances requested: first, for not having
street frontage, and second, for having a flag-shaped lot.

Questions and Concerns:
Question: Where is this?
Answer: This is 551 E. Dove Rd., right across from Liberty Park.
Comment: What is being presented tonight requires an easement that goes across my
property. This has been revised before and it was supposed to remain as two acres, because of
the existing families on this road; therefore, I am opposed to this development.
Question: Is there any other access or way to get to your property?
Answer: No, perhaps the utilities can come from a different direction but access on the road is
the way it is.
Question: What has been discussed with the Fire Marshall?
Answer: Fire Marshall had two comments: first, to make sure we are within 1,000 ft. of a fire
hydrant and that the closest edge of the building is within 1,000 ft. of the fire hydrant. The
furthest edge of the lot is approx. 900 ft. away (which is met), and second, to make sure there is
room for the fire trucks to turn around. We have a place on the plat for a hammerhead just to
show it is possible.
Question: Can you see these changes place a burden on the existing homeowners in the area
because of the traffic? Everyone comes to the end of the road and turns around.
Answer: I believe this is a small addition to the traffic we already have.
Question: What blocks them from turning around on your property? There are gates that block
what you don’t want accessed.
Answer: People can turn around on our property. We set the gate back so there is room to turn
around.
Comment: We just wanted this to stay quiet and not have anymore traffic at the end of the
road.
Question: What about garbage pick-up? As you know on garbage days its hard to get in and
out because of the number of trashcans.
Answer: We would be happy to offer putting a pad on Dove Rd. for all of us to put our g arbage
on.
Question: What about mail? Same thing?
Answer: Yes, same thing. I think a pad would be great for trashcans and mailboxes.
Question: Do you know that this revision has come up before?
Answer: I’ve heard that, but it well pre-dates us.
Comment: It came up in 2007. This revision benefits you as a homeowner but not any of the
surrounding neighbors. At the time it was re-platted it was understood that this would not be
subdivided any further because of the existing road at the time.
