FORUM SUMMARY: Property Situation: The property is located at 1605 Hart St., Suite 100. Development Details: The applicant is proposing a Specific Use Permit (SUP) for a commercial school for fitness. The subject property is in an existing property as part of a six-building complex. The current tenant working with the applicant for 1605 Hart St. is an existing tenant at 1611 Hart St. - the tenant is wanting to expand and relocate their existing business to 1605 Hart St. The entire building is 9,275 sq. ft. and Suite 100 is 4,725 sq. ft. and of that approx. 3,000 is the warehouse school portion. Approx. 1,400 sq. ft. belongs to an existing chiropractor business. There would be no traffic impact (stacking) onto Brumlow as the project is located at the back corner of the complex at a dead-end street of Hart. The complex has approx. 135 parking spaces and the minimum required for all the uses in the project are approx. 100-105, so there is excess parking available.
