Plat Showing— Lots 57 and 58, F. Throop No. 1511 Addition
Variance Request
Richard:
This Plat Showing submittal is to allow for the platting of two independent lots where there have been
historically two meets and bounds parcels. The applicant intends to build their personal house on Lot 57
and intends to sell the 1.01 acre lot that is Lot 58 for the development of one single family lot.
By this letter we request a variance for the following with respect to the above case number:
a. The following variances are requested to Driveway Ordinance No. 634, as amended:
i. A 100' centerline spacing is required for residential driveways on an arterial.
Approximately 85' centerline spacing is requested between the proposed driveways on Lot
57 & 58.
ii. A 250' centerline spacing is required for the distance between the proposed driveway on
Lot 58 and the existing commercial driveway on the adjacent property to the east. A spacing
of approximately 100' is requested.
b. Subdivision Ordinance No. 483, section 8.01D requiring all side lot lines to be perpendicular
to the right of way lines
c. Subdivision Ordinance No. 483, section 8.01K prohibiting panhandle lots, also known as flag
lots.
