described in Exhibit "A" attached hereto and made a part hereof.
Reservations from and Exceptions to Conveyance and Warranty: This conveyance is
given and accepted subject to any and all restrictions, reservations, covenants, conditions,
rights-of-way, easements, municipal or other governmental zoning laws, regulations and
ordinances, if any, affecting the herein described property.
Grantor, for the consideration and subject to the reservations from and exceptions
to conveyance and warranty, grants, sells, and conveys to Grantee the property, together
with all. and singular the rights and appurtenances thereto in any wise belonging, to have
and hold it to Grantee, Grantee's heirs, executors, administrators, successors, or assigns
forever. Grantor binds Grantor and Grantor's heirs, executors, administrators, and
successors to warrant and forever defend all and singular the property to Grantee and
Grantee's heirs, executors, administrators, successors, and assigns against every person
whomsoever lawfully claiming or to claim the same or any part thereof, except as to the
reservations from and exceptions to conveyance and warranty.

No. 529 situated in the Cit of Southlake and being a portion of Miron
Drive (56 foot right of way and a portion of Lot , Block 1 of the Miron
Addition, an addition to the Cit o£ Southlake as recorded in Cabinet A,
Slide 1252 of the Plat Records o~ TARRANT County, Texas, and being more
particularly described as follows:
COMMENCING at a 5/8 inch iron pin found at the southeast corner of said Lot
3, Block 1 and being in the west line of Lot 4, Block 5 of Woodland
Heights, an addition to the City of Southlake as recorded in Volume
388-155, Page 13 of the Plat Records of TARRANT County, Texas;
THENCE North 88 deggrees 11 minutes 39 seconds West 20.26 feet to a 1/2 inch
iron pin found at fhe northeast corner of Lot 24, Block 1 of Oak Tree
Estates an addition to the City of Southlake as recorded in Cabinet A,
Slide 2121, of the Plat Records of TARRANT County, Texas;
THENCE South 89 degrees 58 minutes 04 seconds West along the north line of
said Oak Tree Estates as monumented 492.81 feet to a 5/8 inch iron pin set
for the point of beginning of herein described tract of land;
THENCE South 89 degrees 58 minutes 04 seconds West continuing alongg the
