Tarrant County, Texas ("Plat").
Reservations from and Exceptions to Conveyance and Warranty:
All governmental zoning laws, regulations, and ordinances affecting the Property; an undivided
one-fourth interest in all oil, gas, and other minerals as reserved in deed recorded in Volume 2091, Page
608, Deed Records of Tarrant County, Texas; restrictions against use of the Property for hotel purposes
by instrument filed under Clerk's File No. D205082820, Deed Records of Tarrant County, Texas, as
amended and restated by that certain instrument filed under Clerk's File No. D206334033, Deed Records
of Tarrant County, Texas; and the conditions of the Plat, but only to the extent such items are validly
existing and affect the Property. To the extent Grantor is the owner of any portion of the mineral estate of
the Property, Grantor on its own behalf and in exercise of its executive leasing rights, if any, does hereby
forever release, waive, and relinquish its right to use the surface of the Property for purposes of exploring
for, developing, drilling, producing, mining, treating, storing or any other purposes incident to the
development or production of the minerals.
Grantor, for the consideration and subject to the reservations from and exceptions to conveyance
and warranty, conveys to Grantee the Property, together with all and singular the rights and appurtenances
thereto in anywise belonging, to have and to hold it to Grantee, Grantee's heirs, executors, administrators.
Grantor binds Grantor and its respective successors and assigns to warrant and forever defend all and
singular the Property to Grantee and Grantee's heirs, executors, administrators, successors, and assigns
against every person whomsoever lawfully claiming or to claim the same or any part thereof.
When the context requires, singular nouns and pronouns include the plural.
