THAT THE UNDERSIGNED, FRANK GIRDNER AND WIFE, GLENNA GIRDNER,
hereinafter referred to as "Grantor", whether one or more, for and in consideration of the sum of TEN
DOLLARS ($10.00) cash, and other good and valuable consideration in hand paid by the Grantee, herein
named, property mailing address is 230 PINE DRIVE, SOUTHLAKE, TEXAS 76092 the receipt and
sufficiency of which is hereby fully acknowledged and confessed, has GRANTED, SOLD and
CONVEYED, and by these presents does hereby GRANT, SELL and CONVEY unto THE CITY OF
SOUTHLAKE, herein referred to as "Grantee", whether one or more, all Grantor's right, title and interest
in and to the real property described as follows, to-wit:
SEE LEGAL DESCRIPTION AS DESCRIBED ON EXHIBIT "A" ATTACHED
HERETO AND MADE A PART HEREOF FOR ALL PURPOSES.

This conveyance, however, is made and accepted subject to any and all validly existing
encumbrances, conditions and restrictions, relating to the hereinabove described property as now reflected
by the records of the County Clerk of TARRANT County, Texas.
TO HAVE AND TO HOLD the above described premises, together with all and singular the rights
and appurtenances thereto in anywise belonging unto the said Grantee, Grantee's heirs, executors,
administrators, successors and/or assigns forever; and Grantor does hereby bind Grantor's heirs, executors,
administrators, successors and/or assigns, to WARRANT AND FOREVER DEFEND all and singular the
said premises unto the said Grantee, Grantee's heirs, executors, administrators, successors and/or assigns,
against every person whomsoever claiming or to claim the same or any part thereof.
Current ad valorem taxes on said property having been prorated, the payment thereof is assumed
by Grantee.
TO BE EFFECTIVE on this the 2ND day of FEBRUARY, 1999.

(Legal Description)
0.998 acres of land situated in the Hiram Granberry Survey, Abstract No. 561, City of
Southlake, Tarrant County, Texas, said 0.998 acres of land being that same Tract II
conveyed to Frank and Glenna Girdner as recorded in Volume 10970, Page 877, Deed
Records, Tarrant County, Texas; said 0.998 acres of land being more particularly
described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod found at the Southwest corner of said Girdner tract;
said iron rod also being the Northwest corner~of Lot 1, Cash Acres, an addition to said
City as recorded in Volume 388/114, Page 611, Plat Records, Tarrant County, Texas, said
iron rod also being in the East line of Lot 2 of said Cash Acres Addition;
THENCE N 07°39'55"W, 145.62 feet along, in part, the East line of said Lot 2 and
continuing along the West line of said Girdner tract to a 1/2 inch iron rod found at
the most Westerly Northwest corner of said Girdner tract, said iron rod being in the
Easterly ROW line of White Chapel Road (County Road No. 3016);
THENCE N 47°12'05"E, 63.24 feet along said ROW line and along the Northwesterly line
of said Girdner tract to a 1/2 inch iron rod found at the most Northerly Northwest
corner of said Girdner tract and the Southwest corner of a tract of land conveyed to
Cheryl and Daniel Bieke as recorded in Volume 12935, Page 303, Deed Records, Tarrant
County, Texas;
THENCE S 79°55'10"E, 220.40 feet along the North line of said Girdner tract and the
South line of said Bieke tract to a 3/8 inch iron rod found at the Northeast corner of
said Girdner tract and the Southeast corner of said Bieke tract; said iron rod also
being in the West ROW line of Pine Drive;
THENCE S 02°01'05"W, 158.29 feet along the East line of said Girdner tract and along
said West ROW line of said Pine Drive to a 1/2 inch iron rod found at the Southeast
corner of said Girdner tract;
THENCE N 67°43'20" W, along the South line of said Girdner tract at 3.16 feet pass the
Northeast corner of said Lot 1, Cash Acres addition and continuing along the North line
of said Lot 1 in all 238.60 feet to the POINT OF BEGINNING and containing 0.998 acres
of land.
