SH 114, just south of W. Dove Rd. 5. Review, discuss and make recommendations on the revisions to the roof of the building for The King’s University – Gateway located at 2121 E. Southlake Blvd. 6. Review, discuss and make recommendations on proposed zoning amendments for proposed outdoor sales/services to be provided by Booster Mobile Fueling to employees of the Sabre campus located at 3110 - 3150 Sabre Dr., generally located east of the intersection of W. SH 114 and W. Kirkwood Blvd. 7. Review, discuss and make recommendations on the development of an approximately 10,000 square foot office building on approximately 0.86 acres located at 803 W. Southlake Blvd., generally located west of the southwest intersection of W. Southlake Blvd. and Timber Lake Pl. 8. Review, discuss and make recommendations on the development of Phase 2 of Chapel Crossing located at 101 W. SH 114, gener ally located at the southwest corner of W. SH 114 and N. White Chapel Blvd. 9. Review, discuss and make recommendations on the development of approximately 44,235 square feet of corporate and flex office space on approximately 3.75 acres located at 1481 - 1569 E. Continental Blvd. and 1207 Old Brumlow Ave., generally located at the southeast corner of E. Continental Blvd. and Brumlow Ave. 10. Review, discuss and make recommendations on the development of a mixture of office/showroom buildings and one-story storage facilities on approximately seven (7) acres located at 880 - 950 Davis. Blvd., generally located on the west side of Davis Blvd. approximately 600 feet north of the intersection with Union Church Rd. MEETING OVERVIEW: On January 24, 2019 the Southlake 2035 Corridor Planning Committee held their twenty-first meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. Southlake 2035 Corridor Planning Committee Item #4 – First National Bank Meeting #21 – January 24, 2019 Page 3 ITEM #4 DISCUSSION – Review, discuss and make recommendations on the development of the north 2.2-acre portion of an approximately 6-acre tract of land for First National Bank located at 2001 Shady Oaks Dr., generally located along the east side of Shady Oaks Dr., and the west side of W. SH 114, just south of W. Dove Rd. • Staff presentation: Jerod Potts o 1st Plan – 8/2/2018 o 2nd Plan – 9/12/2018 (3 different options) o 3rd Plan – 10/28/2018 o 4th Plan – 1/24/2019 • Questions for staff by the Committee: N/A • Applicant presentation: Chris Adams o Current plan ▪ Reduce parking spaces to 58 ▪ Single-loaded parking along SH 114 • Questions for applicant by the Committee: Chad Patton: No other changes to ingress/egress? Applicant: We have a right turn exit only onto Shady Oaks. Daniel Kubiak: What was the residential feedback regarding the exit onto Shady Oaks? Applicant: Residents thought there would be lots of traffic along Shady Oaks, but there will not be much traffic that affects the road. We plan for 50 -60 cars coming in and out a day. We want to reduce the impact on residents as much as possible. It’s not our plan to create a freeway along Shady Oaks (regarding traffic and congestion). Chad Patton: Ken and/or Dennis, what is the topography of this site? Ken Baker: The frontage road is at grade with slight slopes downward. Daniel Kubiak: Regarding the site plan, what are the setbacks along S.H. 114 and Shady Oaks? Southlake 2035 Corridor Planning Committee Item #4 – First National Bank Meeting #21 – January 24, 2019 Page 4 Applicant: 25ft buffer yard along S.H. 114; 10ft buffer yard along Shady Oaks. Daniel Kubiak: Regarding the trees along Shady Oaks, those trees are not existing, correct? Applicant: Currently there are not a lot of trees there now, but a tree survey will be coming shortly. Our plan is to reserve as many trees as possible. Frances Scharli: In previous meetings there were concerns from neighbors about drainage, have those concerns been add ressed? Applicant: Hopefully we’ve resolved all concerns and issues that were brought up. Shawn McCaskill: In previous meetings our major issue was parking. First parking along S.H. 114, then parking was moved to Shady Oaks and that became a problem. Now, we’re working towards a good hybrid of the two. Regarding landscape along S.H. 114, make sure is as detailed and thorough as possible. Screen the parking lot so it is hidden from view. This is the best plan presented so far. Chad Patton: Be sure to pay attention to the topography coming off S.H. 114. The foliage along the access road should be buffered as best as it can. Daniel Kubiak: What is the next step in the process? Applicant: The bank has met with several neighbors along Shady Oaks. Our next step would be attending a Planning and Zoning Commission meeting.
