on a 2.21 acre site out of a 6.96 acre site on Texas State Highway 114 at Dove Road,
Southlake, Texas

General Description of the Project
The proposed site is located on the North end of a 7 acre tract at State Hwy 114 and Dove Road. The
property is currently zoned AG which we are proposing to change to S-P-1 which would allow for a
Corporate Headquarters office building. This detailed Site Plan (SP-1) shall abide by all of the conditions
of the City of Southlake Comprehensive Zoning Ordinance No. 480, as amended, and by the City of
Southlake Subdivision Ordinance No. 483, as amended. The property is subject to the SH114 Corridor
Plan, the Western Sector Plan and the 2035 Plan. The proposed project includes the following:
1) Develop an approximately 2.2 acre site as S-P-1 zoning. The remainder of the tract will remain
the existing “AG” Agricultural zoning until it is developed in the future.
2) New ground-up, free standing, approximate 16,000 sf corporate office building for First National
Bank
3) 2 lane drive-thru (commercial deal drawer, 1 overhead retail kiosk and 1 island ATM. There is
currently an average of 11 drive-thru transactions per day.
Permitted Uses
The permitted uses are as allowed in the “O-2” Office District
Development Regulations
The development will comply with the “O-2” Office District with the following exceptions:
1.) Building height adjacent to Residential in Section 43-13(8). Building Setback criteria will be met
except for a site line encroachment into the 4:1 slope setback at the West property line from an
adjacent residential tract. See site line drawing on SP-1.0. Additional buffer screening is proposed
with existing mature vegetation augmented with new landscaping to mitigate site line
encroachment.

2.) A regulation to allow the masonry trash receptacle enclosure to be located forward of the
principal building.
3.) A regulation to allow encroachment of ten (10) parking spaces on the east side into the 25’-0”
wide buffer yard adjacent to State Highway 114.
4.) A regulation to allow 56 parking spaces as shown on the approved Site Plan, which is two fewer
than would be calculated using Section 35.6 (b - 6).
5.) A regulation to allow no solid fence adjacent to the property zoned SF-1A to the west of the
proposed 2.2 acre site. An evergreen vegetative screen will be used in lieu of a solid wall.
Variance Section
1.) A variance request to Driveway Ordinance No. 634, as amended, Section 5.2 (d) regarding
stacking depth, to allow the site to be served by the proposed drives to and from the property at
State Highway 114:
a. To a minimum of 25’-0” on the North Drive at S.H. 114
b. To a minimum of 25’-0” on the South Drive at S.H. 114
Open Space Management Plan
Intended Usage: The common open space areas of this project are proposed and intended for the quiet
enjoyment of the occupants within the corporate office building development
All sidewalks are intended for pedestrian traffic, shall be kept in good condition, and accessible to the
occupants and customers. Any significant changes to the plan must be approved by the Southlake City
Council.
All open space shall be maintained by the Property Owner.
