Being 9.379 acres of land situated in the J. J. Freshour Survey,
Abstract No. 521, Tarrant County, Texas, said 9.379 acres of land
being a portion of that. certain tract of land conveyed to Herbert
and Laura Sword as recorded in Volume 2759, Page 241, Tarrant
County Deed Records, said 9.379 acres of land being more particularly
described by metes and bounds as follows:
Beginning at a Bois D'arc stake found at the southwest corner of
said Sword tract and in the north right-of~way line of Johnson Road
(county Road No. 4091) said stake being by previous deed call 631.0
feet West and 15.0 feet North of the Southeast corner of said
Freshour Survey;
THI~VCE`N 00° 02' 23" E 735.00 feet along the west line of said
Sword tract to a 1/2 inch iron rod set with plastic cap stamped.

THENCE S 890 38' 00" E 555.58 feet to a 1/2 inch iron rod set marked
as before;
THEDTCE 5 00° Ol' 08" E 733.44 feet along a line 50.00 feet westerly
from and parallel to the east line of said Sword Tract to a 1/2 inch
iron rod set marked as before in the north rightrof--way line of said
Johnson Road;
THE[~CE N 890 47' 42" W 556.33 feet along said north rightrof-way
line of said Johnson Road to the Point of Beginning and containing
9.379 acres of land of which 0.213 of an acre is reserved as ROW to
widen said Johnson Read, leaving 9.166 acres of land net, more or less.

Grantor, for the consideration and st,v)ect to the reservations from and exceptions to conveyance and warranty, grants, sells,
and conveys to Grantee the property, together with all and singular the rights and appurtenances thereto in any wise belonging, to
have and hold it to Grantee, Grantee's heirs, executors, administrators, successors, or assigns forever. Grantor binds Grantor
and Grantor's heirs, executors, administrators, and successors to warrant and forever defend all and singular the property to
Grantee and Grantee's heirs, executors, administrators, successors, and assigns against every person whomsoever lawfully
claiming or to claim the same or any part thereof, except as to the reservations from and exceptions to conveyance and warranty.
