Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Currently there is one monument sign located on the property with room for 6 tenant
names. There are 6 buildings with 12 tenants. We are proposing adding an additional
monument identical to the existing monument at the West end of the property to allow
all tenants visibility from 1709.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
This specific lot is narrow but deep allowing for 6 office buildings to be built. Only 2 of
those buildings front 1709.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The proposed monument is identical to the existing monument and will only
serve to benefit the tenants occupying the offices in this complex.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The goal of the additional sign is to provide the businesses located in this office
park visability to Southlake Blvd, and to guide clients/customers to their location
which is in the spirit of the sign ordinance.
