Please be informed that Office Equity Solutions wishes to proceed with the development and platting of
a 3.7-acre tract located west of S. Nolen Drive at what is currently designated as 2627 E. Southlake
Boulevard. Office Equity Solutions is a local company that has done previous work in the City of
Southlake, including Nolen Office Park Phase One, just south of the subject site.
The development includes four proposed single-story medical and professional office buildings totaling
27,000 square feet (one 6,000, two 6,500, and the largest 8,000). Architectural renderings of these
buildings, designed by Jacobs & Associates, are attached. Consideration was given to the surrounding
buildings architecture in order to create a smooth architectural transition.
A portion of Village Center Drive (with 60-ft right-of-way) is to be constructed westward from S. Nolen
Drive. One existing and two proposed driveways will serve the development. Adequate parking will be
provided on-site.
A public water line loop will extend from S. Nolen Drive through the site to Village Center Drive, and a
public sanitary sewer system is to be extended from an existing public line that runs along S. Nolen
Drive. An on-site storm water detention/retention basin is proposed at the northeast corner of the
property.

This project will include ≈830 linear feet of 8-in public water line, ≈345 linear feet of 8-in public sewer
line, ≈640 linear feet of 30-in public storm drain, and ≈435 linear feet of 36-ft-wide public roadway. In
order to offset the cost of city infrastructure associated with this project, we are requesting a reduction
in impact fees.
