Review, discuss and make recommendations on a proposed development to include a hotel and three (3) restaurant/retail sites located on approximately 6.0 acres of land addressed as 1901 W. Kirkwood Blvd. and located at the southeast intersection of W. State Highway 114 and W. Kirkwood Blvd. 4. Review, discuss and make recommendations on the development of approximately 4.9 acres of land for retail, restaurant and office development located at 2300 E. State Highway 114, 411 N. Kimball Ave. and 328 Shady Ln., generally located on the north side of E. State Highway 114, east of N. Kimball Ave. and west of Shady Ln. 5. Review, discuss and make recommendations on the development of approximately 3.9 acres of land for the construction of four professional and medical office buildings located at 2627 S. Nolen Dr., generally located approximately 290 feet south of E. Southlake Blvd . on the west side of S. Nolen Dr., north of the intersection of future S. Village Center Dr. 6. Review, discuss and make recommendations on the development of the north 2.2 acre portion of an approximately 6 acre tract of land for First National Bank located at 2001 Shady Oaks Dr., generally located along the east side of Shady Oaks Dr., and the west side of W. State Highway 114, just south of W. Dove Rd. 7. Review and discuss options on the possible future development of the properties in and around the Michael Drive area being approximately 11.76 acres of land generally located south of Southlake Blvd., north of W. Continental Blvd./Union Church Rd., and west of Davis Blvd. 8. Adjournment. MEETING OVERVIEW: On August 2, 2018 the Southlake 2035 Corridor Planning Committee held their eighteenth meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted and the meeting time was advertised on the City’s website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. This report is neither verbatim nor does it represent official meeting minutes; rather it serves to inform elected and appointed officials, City staff, and the public of the issues and questions raised by the Committee, City staff, and any attendees of the meeting. Nolen Dr., generally located approximately 290 feet south of E. Southlake Blvd. on the west side of S. Nolen Dr., north of the intersection of future S. Village Center Dr.  Staff presentation: Richard Schell o Future Land Use: Retail commercial (retail and office uses) o Zoning: AG o Nolen Dr. arterial to crooked lane o Master Thoroughfare Plan  A3U – 70’ Arterial along Nolen Dr.  C2U – 60’ Collector / 2 lane undivided (future Village Center Dr.) o Adjacent properties:  Cope center for colorectal & pelvic health  Shopping center o Concept plan  Four (4) professional buildings  Two (2) 6,000 SF building, one (1) 7,000 SF building, one (1) 8,000 SF building  Professional and medical  Single story office buildings  Questions for staff by the Committee: Q: How large is the medical building to the south of Nolen Dr.? A: Around 9,000 SF, possibly 10,000 – 12,000 SF.  Applicant presentation by: Konstantine Bakintas o Highlight: availed right of way for Village Center Dr.  Anticipate access from Village Center o 3.7 acre lot o 27,000 SF (four buildings) o Professional and medical development o Topography slopes towards east and north  Questions for applicant by the Committee: C: Preserve existing trees on the site to provide a rural feel along Nolen Dr. and future Village Center Dr. Southlake 2035 Corridor Planning Committee Item #5 – Nolen Office Park Meeting #18 – August 2, 2018 Page 4 Q: Where will the garbage dumpsters be placed? Plans for air conditioning equipment anywhere? A: We are still in discussion about placement of garbage dumpsters. Air conditioning equipment will not visible from the access driveways. Everything will be screened. Q: Take Village Center to back of property? A: Very well could be constructed. Could have transportation impact fees t hat could impact that Q: Who would finish the small gaps along Village Center Dr.? A: Closing small gaps could possibility be funded through a CIP project. C: Unsure what zoning is being requested. A: Development could rezone to an SP district, which can include office use only. C: Suggestion to look at building to the south for building materials. A: This development is attempting more of a modern flair; however, we will take this comment with us. C: Would like to see efforts for tree preservation through development.
