DCTN3 373 SOUTHLAKE TX, LLC owns the property adjacent to the proposed Nolen Office
Park Phase II project. Our property features an approximately 12,000 square feet retail building and houses
tenants such as Jersey Mike's and Starbucks. We would like to formally object to this project until enough
parking is made available for Building 1.
As of now, the largest building on the property is Building 1, which is proposed to be 7,966 square
feet. However, there is not enough parking nearby for a building that size. The table below shows the
different scenarios if that building were a stand-alone building.

There is a large parking field to the north of Building 2 and to the east of Building 4, which is
proposed to provide the additional parking for Building 1. However, the location of that parking field is
about the same distance from Building 1 as it is from our parking lot, which is located just north of the
detention pond. This means that it is highly likely that some Building 1 users will use our parking. Our
parking lot in that corner of our property is already very busy throughout the day since that is the side of the
building that Starbucks occupies.
We originally brought up our concerns about parking in writing to the City on 1/17/2019. We also
sent an opposition email and presented our concerns to the Planning Commission on 4/4/2019. Our parking
objection was summarily dismissed by Commissioner Springer, thus shutting down any discussion. This
flippant refusal to even acknowledge our main concern is troubling, which is why we are objecting to this
project as it is currently designed. We will be attending the public hearing at City Council to discuss further.
