BEGINNING at a 1-inch iron pipe found for the southwest corner of the said South Nolan Medical Tract, being common with

plat recorded in Cabinet A, Slide 4041, Plat Records, Tarrant County, Texas (PRTCT), from which a 5/8 inch iron rod found
for an angle point in the south line of said Lot 1-R-3 bears South 89°02'58” West, along the said south line, a distance of
199.75 feet;
THENCE North 00°24'54” West, with the west line of the said South Nolan Medical Tract, being common with the east line
of said Block 1, passing a 5/8 inch capped iron rod marked “BHB INC” found at the northeast corner of said Lot 1-R-3, being
common with the southeast corner of Lot 2, Block 1, Georgetown Park, an addition to the City of Southlake, Texas,
according to the plat recorded in Cabinet A, Slide 4215, PRTCT, at a distance of 199.93 feet, and continuing in all a total
distance of 356.52 feet to a point for corner, being the westernmost northwest corner of the said South Nolan Medical
Tract, being common with the southwest corner of Lot 4R-2, Block 1, Georgetown Park, an addition to the City of Southlake,
Texas, according to the plat recorded in Cabinet A, Slide 7350, (PRTCT), from which a 5/8 inch capped iron rod marked “JDJR
4184” found bears South 46°06'28” East, a distance of 0.80 feet;
THENCE North 89°35'06” East, with the north line of the said South Nolan Medical Tract, being common with the south line
of said Lot 4R-2, a distance of 285.14 feet to a 3/4 inch iron rod found for the southwest corner of Lot 1R, Block 1, Nolen
Center, an addition to the City of Southlake, Texas, according to the plat recorded in County Clerk's Instrument No. (CC#)
D212258849, (OPRTCT), from which a 1/2 inch capped iron rod marked “AREA SURVEYING” found at the northwest corner
of said Lot 1R bears North 00°33'56” West, a distance of 336.91 feet;
THENCE North 89°31'12” East, with the south line of said Lot 1R, a distance of 215.83 feet to a 5/8 inch yellow capped iron
rod marked “BHB INC” found at the southeast corner of said Lot 1R, being on the west right-of-way line of South Nolen
Drive, a 70 feet right-of-way at this point, as shown on the plat recorded in Cabinet A, Slide 7154, PRTCT, and being at the
beginning of a non-tangent curve to the left;
THENCE Southerly, with the said west right-of-way line, and with the said non-tangent curve to the left, having a central
angle of 04°54'37”, a radius of 435.00 feet, an arc length of 37.28 feet, a chord bearing of South 01°59'44” West, and a
chord length of 37.27 feet to a 5/8 inch yellow capped iron rod marked “BHB INC” found for corner;
THENCE South 00°27'34” East, continuing with the said west right-of-way line, a distance of 165.34 feet to a 5/8 inch yellow
capped iron rod marked “BHB INC” found for corner, being at the beginning of a tangent curve to the left;
THENCE Southerly, continuing with the said west right-of-way line, and with the said tangent curve to the left, having a
central angle of 20°12'12”, a radius of 435.00 feet, an arc length of 153.39 feet, a chord bearing of South 10°33'40” East,
and a chord length of 152.59 feet to a 5/8 inch iron rod found on the south line of the aforesaid South Nolan Medical Tract,
and being at the northernmost corner of Lot 1, Block 1, Nolen Office Park Addition, an addition to the City of Southlake,
Texas, according to the plat recorded in CC# D213017713, OPRTCT;
THENCE South 89°09'06” West, with the south line of the aforementioned South Nolan Medical Tract, a distance of 526.43
feet to the POINT OF BEGINNING and containing 178,513 square feet or 4.098 acres of land more or less.
