NOTES:
1. Bearings based on the Texas State Plane Coordinate System, North Central Texas Zone. Distances shown are
surface distances.
2. Upon approval of the final plat, the existing improvements on this site shall be removed.
3. Upon completion of the construction of all infrastructure improvements, all new corners shall be marked with 1/2"
iron rods with plastic caps stamped "SPRY" are set.
4. The owners of all corner lots shall maintain sight triangles in accordance with City Subdivision Ordinance.
5. Selling a portion of any lot within this addition by metes and bounds is a violation of State law and City Ordinance
and is subject to fines and withholding of utilities and building permits.
6. Lots designated with "OS" (Open Space) prefix are hereby dedicated as Open Space Lots. No habitable buildings
shall be constructed upon these lots.
7. Compliance with the provisions of the city's Storm Drainage Policy does not relieve a person of the responsibility
of complying with all other applicable laws, including, but not limited to, Section 11.086, Texas Water Code.
8. Open Space Lots to be maintained by the Home Owners Association.
9. According to the Flood Insurance Rate Map No. 48439CO085K, published by the Federal Emergency Management
Agency, dated: September 25, 2009, the 4.242 acre tract and the 37.994 acre tract shown hereon doe not lie
within any special flood hazard area inundated by the 100 -year flood, the southwestern portion of property the
property lies within the special flood hazard area shaded "X", defined as areas between the limits of the 100 -year
flood and the 500 -year flood; or certain areas subject to 100 -year flooding with average depths less than one (1)
foot or where the contributing drainage area is less than one (1) square mile; or areas protected by levees from
