Agenda Item No. 1 Call to Order: Chair Medici called the meeting to order at 6:31 P.M.
Agenda Item No. 2 Executive Session: No Executive Session was held.
Agenda Item No. 3 Approval of the Minutes: Chair Medici opened the discussion of the
minutes of the Zoning Board of Adjustment meeting held on June 14, 2018.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
June 14, 2018.

Agenda Item No. 4 — Administrative Comments: Richard Schell, Principal Planner,
announced the new Board member appointments and that there were no submittals for the next
scheduled ZBA meeting on September 13, 2018.
REGULAR AGENDA:
Agenda Item No. 5 — Consider: ZBA18-0004, Variance to Ordinance No. 480, Section 9.5(c),
requiring a side yard of not less than 25' on property described as Tract 1C, abstract No. 1049,
Thomas Mahan Survey, City of Southlake, Tarrant County, Texas and located at 1901 E.
Highland St., Southlake, Texas. Current Zoning: "AG"-Agricultural District.

Planner Richard Schell presented details of the case with a slide show presentation to the
Board. The applicant, Matt Moore of Claymoore Engineering, is requesting approval of a
Variance to Ordinance No. 480, Section 9.5(c), requiring a side yard of not less than twenty-five
(25) feet to allow a side yard setback of approximately nineteen (19) feet on the west property
line for a new principal residence and a side yard setback of approximately nineteen (19) feet on
the east property line for a separate accessory building.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
The applicant, Matt Moore of Claymoore Engineering, 1903 Central Dr. Bedford, Texas, once
sworn in, presented testimony and answered questions from the board.
Chair Medici asked if there were those in the audience who wished to speak in favor of the
request.
Seth Williams, 2837 Placid Cr. Grapevine, Texas, the property owner, spoke in favor of the
request.
Don Andre, 1780 E. Highland St. Southlake, Texas, spoke in favor of the request.
Testimonies of support being complete, Chair Medici asked if there were those in the audience
who wished to speak in opposition of the request.
There being none, Chair Medici closed the public hearing and opened the item for discussion
from the Board.
A motion was made to approve case ZBA18-0004 with the condition that the variance on the
west side is approved and the variance on the east side is denied.

Agenda Item No. 6 — Consider: ZBA18-0005, Variance to Ordinance No. 480, Section 11.5d,
requiring a rear yard of not less than 40' and a Special Exception Use per Ordinance No. 480,
Section 44.12(2) for the construction of accessory buildings or structures of a size or aggregate
size greater than that permitted on property described as Lot 9, Block 3, Harbor Oaks, an
addition of the City of Southlake, Tarrant County, Texas and located at 2920 Harbor Refuge,
Southlake, Texas. Current Zoning- "SF-1A" —Single Family Residential District.
Planner Richard Schell presented details of the case with a slide show presentation to the
Board. The applicant and owner, Brett Leedy, is requesting approval of a Variance to Ordinance
No. 480, Section 11.5d, requiring a rear yard of not less than 40' and a Special Exception use

per Ordinance No. 480, Section 44.12(2) for the construction of accessory buildings or
structures of a size or aggregate size greater than that permitted.
Chair Medici opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Brett Leedy, 2920 Harbor Refuge Southlake, Texas, the applicant and owner, once sworn in,
presented testimony and answered questions from the board.
Chair Medici asked if there were those in the audience who wished to speak in favor of the
request.
There being none, Chair Medici asked if there were those in the audience who wished to speak
in opposition of the request.
There being none, Chair Medici closed the public hearing and opened the item for discussion
from the Board.
Chair Medici asked Brett Leedy, the applicant and owner, to come back to the podium to explain
the hardship.
Mr. Leedy presented additional testimony.
The Board continued to discuss the case.
Mr. Leedy requested to table the case to the September 27, 2018 meeting.
A motion was made to table case ZBA18-0005 until September 27, 2018.
