Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Fidelity Investments will be located on the second floor of a multi -tenant building where
clients will come to meet with associates. Clients must be made aware of this location so
that they avoid entering into the main building which is located a short distance away from
this building. The way that the regulation is written, and interpreted, the signage allowed for
this tenant space is too small, non -illuminated, and improperly placed in order to be used by
the public as a viable wayfinding tool for our cliental. The signage requested will maintain the
high level of presentation within this center and will work to aid the motoring public on the
adjacent heavily traveled roadway.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The variation in question is focused around the need of this tenant for exposure to the motoring
public. This use will be visited by clients on an infrequent basis and therefore signage iskey
in order to reinforce this business's location. In addition, the logo layout of the signage plays
into the detriment of this tenant to the way that the code is written. While 10" is allowed for
logo/letter height, the Fidelity Investments sign desires the use of a 10" "F". Without this
variance, the sign will be too small and illegible to the public. In addition, the illumination
that is requested will allow for dusk and nighttime visibility which is important for this use.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of ad�acent properties.
The signage requested wi 1 not be a detriment to any business or property within this development
or within the general area. The elements requested are not a -typical to what those traveling to
this center would expect to see. In addition, the elements are intended to assist the motoring
public in locating this retail facility. Business identification and safe vehicular travel are
at the center of this variance request. Based on the main (Bast)elevation of Fidelity's tenant
space, Fidelity would be allowed to have a 42 sqft sign area (with a cap at 30 sqft). In total,
both signs that are requested only total 19.7 sqft in area. Our request is a small percentage
of what Fidelity could have on a single elevation. We are not asking for expansive signage. We are
onl requesting what is truly needed for site identification.
That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The signage that is requested at this location is in harmony with the spirit and purpose of the sign
ordinance. The signs requested accent the building architecture, are similar to other signs in the
area and therefore support the zoning classification of the property, and are focused on assisting
motorists in locating this facility. Fidelity Investments is seeking the ability to use their allowe
square -footage in a manner that is better suited for site identification while being sensitive to
the overall look and feel of this development.
