2.) A regulation to allow the masonry trash receptacle enclosure to be located forward of the
principal building and approximately 44’ from the SF-1A zoned property to the west.
3.) A regulation to allow partial encroachment of one (1) parking space on the West side into the 10’-
0” wide buffer yard
Variance Section
1.) A variance request to Driveway Ordinance No. 634, as amended, Section 5.2 (d) regarding
stacking depth, to allow the site to be served by the proposed drives to and from the property at
State Highway 114 and Shady Oaks Drive:
a. To a minimum of 25’-0” on the North Drive at S.H. 114
b. To a minimum of 25’-0” on the South Drive at S.H. 114
c. To a minimum of 12’-0” at the Shady Oaks Drive Exit
2.) A variance request to Subdivision Ord. 483, as amended, requiring an 8’-0” multi-use trail as
shown in the Master Pathways Plan to reduce the public sidewalk width to 5’-0” along Shady
Oaks Drive due to adjacent homeowners request for additional landscape screening
3.) A variance request to Driveway Ordinance No.634, as amended, Section 5.2 (c) to allow a Right
Turn Exit Only drive from the property to Shady Oaks Drive (Collector Street). This allows an
exit for employees and visitors to travel North to Dove Street without having to re-enter SH 114
and U-turn to travel North.
Open Space Management Plan
Intended Usage: The common open space areas of this project are proposed and intended for the quiet
enjoyment of the occupants within the corporate office building development
All sidewalks are intended for pedestrian traffic, shall be kept in good condition, and accessible to the
occupants and customers. Any significant changes to the plan must be approved by the Southlake City
Council.
All open space shall be maintained by the Property Owner.
