Item 7C - Narrative December 17, 2018 Mr. Dennis Killough Department of Planning & Development Services City of Southlake 1400 Main Street, Suite 310 Southlake, TX 76092 Re: Zoning Change / Site Plan – Lots 3, Block A, Pinnacle Point Dear Dennis: Pinnacle point phase 2 have plans to develop a 7.178 acres site located at S. Kimball Avenue. The site is platted as Lot 3, Block A, Pinnacle Point. Lot 3 is currently zoned as SP2 and Lot 3 is zoned SP2. The project is planned to consist of 81,259 square foot mixed use facility. REQUEST DETAILS: The applicant is requesting approval of a Zoning Change to S-P-2 Generalized Site Plan District with O-1 Office District uses for the development of three (3) lots to accommodate three (3) single-story office-use buildings ranging in size from 26,493 square feet to 27,695 square feet on approximately 7.178 acres. The development will consist three (3) lots known as Lot 3R-1, Lot 3R-2 and Lot 3R-3 which will include a main entrance drive, three (3) single story office buildings totaling approximately 81,259 square feet, and all other components as shown on the submitted site plan. The S-P-2 Generalized Site Plan District zoning is proposed to allow any use permitted in the O-1 Office District with exception to medical/dental associated uses as listed in the submitted zoning document. Specific development details for the property is listed in the proposed S-P-2 zoning document which is included in Attachment ‘A’ (adopted regulations from Phase 1), pages 2-2 of this report.
