Item 6B S-P-1 Letter January 15, 2019 City of Southlake Attn: Planning Dept 1400 Main St Ste 310 Southlake, TX 76092 Re: Carroll ISD – Senior High School Music Building Huckabee Project No. 1796-01-01 ZA18-0058 Dear: Dear Mayor and City Council, Attached is our Formal submission for the 12/17/18 Formal Submittal Planning & Zoning deadline for the Carroll ISD Senior High School Music Building project. Construction of an approximately 60,000 SF music building addition, with Performance Hall, Rehearsal spaces, renovation of 12,000 sf of existing interior space at the high school, and associated sitework. Except as noted below, there are no changes to the previously approved “S-P-1” zoning regulations and all previous conditions of approval remain in effect. Regulatory modifications to the SP -1 development regulations to include the following: Allowable Impervious Cover – Permit Impervious coverage up to 74.0%. We are requesting an increase of the allowable impervious cover to a total of 74% for the entire development. The current ordinance allows for 70% impervious cover from 4/2/18 submittal. Buffer Yard – Existing buffer yards requested to remain as they exist. Building Articulation and Materials – Vertical and horizontal articulation and the non-masonry façade materials and concrete columns are allowed as shown on the elevations, with associated partial plans. Allow metal columns on the canopies shown on the site plan. Maximum Building Height : High School Music Center Addition building height allowed at +/- 58' Page 2 of 2 Variance Request: Masonry Calculations: We are requesting a variance from the Masonry Ordinance No. 557 as amended. The Masonry Percentages on the Elevations as shown to be less than 80%. Driveway Stacking We are requesting a variance from Driveway Ord. No. 634, as amended, Section 5.2(d) to allow the stacking depth as shown on sheet SP-1. A stacking distance of approximately 27’ is requested for the northern S. Peytonville Ave. driveway. Landscape Variance : We are requesting a variance from the landscape ordinance 544-B such that the existing buffer yards remain as is and we do not have to improve any areas of the school not directly affected by the New Music Center addition.
