A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE
PERMIT FOR A COMMERCIAL SCHOOL ON COMMERCIAL
PROPERTY WITHIN THE CITY OF SOUTHLAKE, TEXAS,
LOCATED AT 1605 HART STREET, BEING DESCRIBED AS
LOT 3R, BLOCK B, HART INDUSTRIAL PARK AS
DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT "A"
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for a Commercial School on commercial
property has been requested by a person or corporation having a proprietary interest in
the property zoned as 1-1" Light Industrial District; and,
WHEREAS, in accordance with the requirements of Section 45.1 (48) and 45.18
of the City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission
and the City Council have given the requisite notices by publication and otherwise, and
have afforded the persons interested and situated in the affected area and in the vicinity
thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of
such Specific Use Permit is in the best interest of the public health, safety, morals and
general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for a Commercial School on commercial
property at 1605 Hart Street being described as Lot 3R, Block B, Hart Industrial Park as
depicted on the approved Site Exhibit attached hereto and incorporated herein as Exhibit
Resolution No. 18-052
"A" and providing an effective date, subject to the provisions contained in the
comprehensive zoning ordinance and the restrictions set forth herein.
City Council:
January 15, 2019; Approved (7-0) subject to the Staff Report dated January 8, 2019 and
the Specific Use Permit Review Summary No. 2 dated December 28, 2018; noting that
this specific use permit will run concurrent with the terms of the lease and any subsequent
extensions.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
PASSED AND APPROVED THIS 15th DAY OF JANUARY 2019.

1605 Hart Street building was constructed in 1999. Currently a multi -tenant (2 suites) building that is vacant.
This property has existing building, parking, and greenspace/landscaping improvements. The property had major exterior,
parking, and landscaping renovations/updates completed in 2017. No exterior modifications are planned or required.
The property is located in an Industrial and Flex (Office/Warehouse) area with existing warehouses, showrooms, commercial
schools, fitness, light manufacturing, trades, medical labs, office, and other related uses.
ACCESS:
The subject property has two (2) curb -cuts for ingress/egress an Hart Street. Hart Street dead -ends at the property boundary.

Fasst Performance is opening a facility. The primary trainer Willie Pile has trained at other facilities in the Scuthlake area and
now moving forward to his own facility in order to better train the athlete students. Presently have a lease commitment and
working with the Property Owner at 1605 Hart Street on a 5 -year lease with $-year Renewal Optic ns contingent upon Specific
Use Permit approval.
We are requesting the Special Use Permit for 1605 Hart Street, Suite 180 which is approximately 4,550 sf and the building is
9,275 sf.
fhe open warehouse space will be used for fitness classes / training and there is some minimal office and private training
rooms.
No exterior modifications are necessary or planned in connection with this use.
With regarding to interior, planning only cosmetic improvements (paint, and flooring).
Fasst Performance training classes would be typically scheduled:
7:00 am - 9!00 pm Monday through Sunday;
