COUNTY OF TARRANT
That PJRD Development Co., Inc., a Texas corporation, GRANTOR herein, for and in
consideration ofthe sum ofTen ($10.00) Dollars and other good and valuable consideration in hand
paid by the CITY OF SOUTHLAKE, home rule municipal corporation in Tarrant County and
Denton County, Texas, GRANTEE herein, the receipt and sufficiency of which is hereby
acknow ledged and confessed, do hereby grant, sell and convey unto the said GRANTEE a permanent
and perpetual easement for the purpose of installing, repairing, maintaining, altering, replacing,
relocating, rebuilding, removing, and operating water facilities in, into, upon, over, across, under and
through all that land in Tarrant County, Texas described in:
Exhibit "A" and "B" attached hereto and incorporated herein
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected, placed or
constructed in, into, upon, over, across or under any easements granted herein any temporary or
pennanent structures, and it is further agreed that GRANTEE shall have the right to excavate and
fill upon said pennanent easement and to remove said pennanent easement, any fences, buildings
or other obstructions as may now be found upon said pennanent easement. It is specifically intended
and agreed by the parties that GRANTOR may use the surface of said pennanent easement for a
street or drive for access to their property or for parking lot facilities. In the event GRANTEE
disturbs any drive, street or parking area in said easement for installing, repairing, altering,
maintaining, replacing, relocating, rebuilding, or operating utility facilities in said easement,
GRANTEE shall restore such drive, street or parking area as closely as possible to its condition prior
to such disturbance.
It is further intended that the Pennanent Water Line Easement herein granted to the
GRANTEE shall run with the land and forever be a right in and to the land belonging to GRANTOR,
and GRANTOR's successors and assigns, and said grant is expressly excepted from any right of
reversion of said premises under any prior deeds in GRANTOR's chain of title. The Pennanent
Water Line Easement, rights and privileges granted therein are exclusive, and GRANTOR covenants
that it will not convey any other easement or conflicting rights within the area covered by the grant
to any other person.

DESCRIPTION
PERMANENT WATERLINE EASEMENT
BEING a 20 foot wide strip of. land located in the R. F. ALLEN SURVEY,
Abstract No. 29, Keller, Tarrant County, Texas, and crossing the Tract of
land conveyed to PJRD Development Co. by the deed recorded in Volume
12840, Page 616 of the Deed Records of Tarrant County, Texas. Said 20
foot wide strip of land being more particularly described by metes and
bounds, as follows:
BEGINNING at a point in the South boundary line of said PJRD Development
Co. Tract, and being located N 89° 281 37" E 20.06 feet, from a
1/2" iron rod found, marking the original Southwest corner of said
PJRD Development Co. Tract. Said Point of Beginning also being the
Southeast corner of the Tract of land conveyed to the City of
Keller for right-of-way expansion of U.S. Highway No. 377 by the
deed recorded in Volume 14786, Page 308 of the Deed Records of
Tarrant County, Texas;
THENCE NORTHEASTERLY 309.59 feet, along the East boundary line of
the aforesaid City of Keller right-of-way expansion document, being
the new East right-of-way line o~ U.S. Highway No. 377, with a
curve to the right: having a radius of 3,739.83, a central angle of
04° 44' 35", and a chord bearing N 06° 10' 12" E 309.50 feet, to
a point;

S 89° 58' 17" E
20.22 feet, to a point;
THENCE SOUTHWESTERLY 309.42 feet, along a line 20 feet East of
and parallel to the East boundary line of the aforesaid Tract of
land conveyed to the City of Keller, and the new Eas~ right-ai-way
