Please demonstrate that the following conditions are applicable to the requested sign variance,
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
We are asking for the 515 S Nolen Drive monument sign to be located on 505 S Nolen
If the monument sign were located on 515 it would block the private road access to
the surgical center or it would have to be located so far back that it would not be visible.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
This situation is unique to the property because of the 15' property frontage to Nolen
along with the setback. The hardship has become an issue for patients who need to find
the surgical center and are unable to see the building sign from Nolen. Also, ambulence
drivers transporting patients to the sugical center have also had difficulty locating the
building while driving down Nolen Drive.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Because of the common ownership between 505 and 515 S Nolen, there is a cooperation
and no issue with an easement from an landlord ownership standpoint.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Other than the location of the monument sign, the design of the monument complies
with all other Southlake Sign ordinances.
