Site Plan – District 114 at Kimball Park – Lot 2R
Narrative and Variance request
Gentlemen:
This Site Plan submittal is for a new 3 and 4-story building with 3-story parking garage and
exterior parking. The building is planned for use as office, retail, restaurant, medical office, and
events at the northeast corner of SH 114 north access Road and Cherry Lane. The resulting
building would include the following:
Ground floor: 26,900 Sf,
2nd and 3rd floors: 29,400 Sf each
4th floor: 8,950 Sf. The exterior parking lot would include 48 parking spaces. A parking garage
would park an additional 300 cars. The existing driveway on Cherry Lane would be eliminated
and 3 new driveways would be added. The existing driveway serving Kimball Park Lot 2 would
be modified to accommodate the project. By this letter we request a variance for the following
with respect to the above case number:
a. A variance to Driveway Ordinance No. 634, as amended, Section 5.2(d) requiring a
minimum driveway stacking depth for all 3 driveways on Cherry Lane and the main driveway on
SH 114. Variance to allow the approximately 54’’ stacking depth provided on the Cherry Lane
driveway (required 150’); approximately 71’ for the southern garage entry (required 100’);
approximately 32’ for the northern garage exit (100’ required); and the approximately 30’
stacking depth at the main driveway on SH 114 at the east end of the exterior parking lot
(required 150’).
b. A variance to Driveway Ordinance No. 634, as amended, Section 5.1 requiring a
minimum centerline spacing between driveways of 100 feet to allow the 60’ spacing between
the two northernmost driveways on Cherry Lane.
c. A variance to allow the landscape area and materials as shown on the Landscape Plan.
d. The minimum distance from the right of way line/property line to the centerline of the
driveway for the distance to an intersection on Cherry Lane is 100’. A variance is requested to
permit 40 feet as shown on the Site Plan.
e. A variance to Masonry Ordinance 557, as amended, to allow the percentage of masonry
materials shown in the materials charts on the elevations.

f. A variance to Driveway Ordinance No. 634, as amended, Section 5.2.c, which prohibits
commercial driveways on collector or local streets unless the lot has no other access. Variance
required to allow the three driveways on Cherry Ln.
