Item 6A Narrative and S-P-2 RegulationsCATES-CLARK January 7, 2019 Mr. Dennis Killough Deputy Director of Planning & Development Services City of Southlake 1400 Main Street Suite 310 Southlake, Texas 76092 Re: Case No. ZA18-0034 — Zoning Narrative Formal Submittal — Zoning for SP -2 Site Plan Lot 1R and 3R, Block 1— Shops of Southlake CCA Project No. 027-007B Dear Mr. Killough: On behalf of the Developer, Carroll/1709, Ltd., we have prepared the following narrative for the Zoning Request for SP -2 per the staff comments and describing the purpose of the request. The Central Market store is dedicating eight parking spaces for Curbside pickup. We will be processing an Amended Plat to move the lot line between Central Market and the Developer to allow a shift of the party wall to enlarge the Central Market floor space. A landscape island at the front of the building will be removed and paved as a parking space. The awnings on the front of the building will be replaced adjacent to the Curbside pickup area. The purpose of these changes is to accommodate the new Curbside pickup area for the convenience of the store customers who order online. The "S -P-2" regulations are hereby revised to state that "All previously approved uses and regulations in the existing "S -P-2" zoning district and all previous conditions of approval remain in effect.
